New hotels in London

London's recent hotel openings cluster in a few places: Mayfair and St James's for the big-brand luxury, the City and Shoreditch for converted offices and warehouses, and the Thames riverside from Nine Elms to Bankside for towers. The guide tracks both what has opened since 2017 and what is still under construction, and the pipeline runs to 2029. Start with the neighborhood, because in a city this large the area decides more about a stay than the brand does.

What to do

Two days cover the central core. Start at the British Museum, which sits opposite The Zetter Bloomsbury on Montague Street, then walk south through Covent Garden to the Strand and the river. A South Bank walk from Tate Modern to the London Eye covers the afternoon, and a West End show covers the evening. Book theatre seats and restaurants a few weeks ahead, since Soho and Covent Garden fill quickly at weekends.

Add Greenwich for the Royal Observatory, Portobello Road on a Saturday, and South Kensington, which packs the V&A, the Natural History Museum and the Science Museum into a few hundred metres, each worth a half day. On a longer stay, move hotels midway, from Mayfair to Shoreditch or the South Bank, to see two different Londons.

Neighborhoods

Mayfair and St James's

Mayfair has the densest cluster of new five-star addresses, and most were converted from buildings with a past. The Chancery Rosewood opened on 1 September 2025 at 30 Grosvenor Square, inside the former US Embassy that Eero Saarinen designed in 1960. It has 144 suites, interiors by Joseph Dirand and a restoration led by Sir David Chipperfield.

On Hanover Square, Mandarin Oriental Mayfair is a new tower by Rogers Stirk Harbour + Partners, with only 50 rooms and 77 private residences. A subterranean spa is built around a 25-metre pool. Five minutes away, 1 Hotel Mayfair faces Green Park on Berkeley Street, with 181 rooms, a Bamford spa and a Tom Sellers restaurant.

The St. Regis London takes the old Westbury site at Bond Street and Conduit Street, with 193 rooms and an autumn 2026 target. The WestDill Mayfair Hotel London, Colbert Collection converts a Grade II-listed former NatWest bank on Piccadilly into 50 rooms, due in the fourth quarter of 2026. Overlooking Green Park, Cambridge House, Auberge Resorts Collection is turning the former In & Out club at 94 Piccadilly into a 102-room hotel with interiors by Jean-Louis Deniot; its spring 2026 target has already slipped once.

The smallest are the newest names. The Shepherd Mayfair has 82 rooms on the plot of The Cottage, billed as Mayfair's oldest house (1618), and was scheduled for 1 September 2026. The Oberoi, Mayfair has 23 rooms at 40 to 46 Brook Street and a date reported as either 2027 or 2028.

Belgravia, Knightsbridge and Chelsea

The Peninsula London took a full block at Hyde Park Corner, facing Wellington Arch, and opened on 12 September 2023 with 190 rooms. It was Peninsula's first purpose-built hotel in the city. The surroundings are residential and quiet after dark.

Further south, The Cadogan, A Belmond Hotel reopened in February 2019 after four years closed. Its 54 rooms fill five Victorian townhouses at 75 Sloane Street, beside Sloane Square station, in a building tied to Oscar Wilde since 1887.

Westminster, Whitehall and the Strand

Whitehall is government territory, and two openings turned its institutional buildings into hotels. Raffles London at The OWO has 120 rooms inside the former War Office building, which had never admitted the public before 29 September 2023. Thierry Despont did the interiors, and Mauro Colagreco runs three of the restaurants. Great Scotland Yard Hotel occupies the former Metropolitan Police headquarters that gave Scotland Yard its name; it opened in December 2019 with 152 rooms.

On The Mall, Waldorf Astoria London, Admiralty Arch is scheduled for autumn 2026. It will have 114 rooms in the 1912 monument by Sir Aston Webb, with restaurants from Clare Smyth and Daniel Boulud.

hub by Premier Inn 5 Strand is a £200m new build with 693 compact rooms beside Trafalgar Square, aimed at autumn 2028.

Covent Garden, Bloomsbury and Fitzrovia

This is the most useful district for a first visit, and the new stock is small and independent. Ergon House opened in 2025 at 26 King Street with 20 rooms above the Greek brand's Agora food market. Two openings are still pending. The Other House Covent Garden, a 146-room residents' club in seven historic buildings, was first slated for late 2025 and then early 2026. The Webster Covent Garden has 167 rooms on Lincoln's Inn Fields; the brand announced July 2026, but its booking pages showed October.

The Zetter Bloomsbury opened in March 2026, 68 rooms across six Georgian townhouses opposite the British Museum, with a 1,000-square-metre garden. In Fitzrovia, The Newman opened on 1 February 2026 at 50 Newman Street. It has 81 rooms and Art Deco interiors by Lind + Almond, and Goodge Street station is five minutes away. It is the first hotel from Kinsfolk & Co., founded by the former Beaumont managing director Paul Brackley.

St Clement, Nick Jones's first hotel since Soho House, soft-opened in summer 2026 in the 180 Quarter on Arundel Street. It offers 90 rooms and 15 long-stay apartments, with a rooftop restaurant, Lunette, due in September.

Marylebone and Oxford Circus

Marylebone is a village high street with a few large, newer hotels at its edges. Nobu Hotel London Portman Square has 249 rooms and a 470-square-metre restaurant; it fully opened in May 2021. The BoTree London, Curio Collection by Hilton is a 200-room new build on Marylebone Lane, on a former car park. It opened independently in September 2023 and joined Curio in December 2025.

North of Oxford Circus, Treehouse Hotel London occupies floors 9 to 14 of a tower on Langham Place. Its 95 rooms and rooftop bar replaced the old Saint Georges Hotel in November 2019.

Bayswater, Notting Hill and Kensington

Bayswater has changed most in the last year. Six Senses London opened on 1 March 2026 inside the Whiteley building on Queensway, with a 2,300-square-metre spa and, the group says, the first magnesium pool in a London hotel. Close by on Lancaster Gate, Hyde & Seek, London Hyde Park, a Tribute Portfolio Hotel is the £42 million rebrand of the Corus Hotel Hyde Park, with 309 rooms and a September 2026 opening.

Kensington's newest address is Hyatt Regency London Olympia, which opened on 5 July 2026 in Emberton House, a 1937 car park reworked by Heatherwick Studio and SPPARC. Its 204 rooms connect to Kensington Olympia station. Further west, Hotel Indigo London K West Shepherd's Bush took over the former Kensington House BBC studios, where Bowie and Marley recorded, in March 2026, with 231 rooms near the Shepherd's Bush Empire and Westfield.

The City and Tower Hill

The Square Mile empties after dark, which suits business trips. The hotels here are mostly conversions of banking halls. The Ned put 252 rooms in Lutyens's former Midland Bank at 27 Poultry, opposite Bank station, in 2017. Four Seasons Hotel London at Ten Trinity Square did the same with the Port of London Authority headquarters on Tower Hill, after a six-year restoration, with 100 rooms.

Around Old Bailey and Great Tower Street the openings are newer. The Hyde London City has 111 rooms in a Grade II-listed building at 15 Old Bailey, with Leydi and a basement record bar, Black Lacquer. The Derby London City, Curio Collection by Hilton has 234 rooms in a former Royal Bank of Scotland building on Great Tower Street, and opened in May 2026. Sir Devonshire Square is a restored textile warehouse by Liverpool Street, with 81 rooms and a members' club; the Amsterdam group's first UK hotel opened in autumn 2025.

Radisson RED London Leman Street is planned for 2029 near Aldgate East with at least 182 rooms.

Planning consent came in February 2026 for Clayton Hotel London Tower 42, a 154-room Dalata hotel at 20 Old Broad Street, at the foot of Tower 42 and five minutes from Liverpool Street and Bank. It replaces a 1980 office block and is aimed at the second half of 2028.

Shoreditch, Hoxton and Canary Wharf

Virgin Hotels London Shoreditch took over the former Mondrian at 45 Curtain Road on 1 August 2024, with a rooftop pool and a Dani García restaurant. art'otel London Hoxton followed on 24 April 2024, a 27-floor tower with 357 rooms and public galleries that hold two Banksy works. nhow London is the older, quieter one: 190 rooms inside Foster + Partners' 250 City Road, open since January 2020.

At Spitalfields, Zedwell Spitalfields has planning for 143 windowless capsule rooms on Bell Lane, but no opening date. In the Docklands, House of Gods Canary Wharf opened from February 2026 on Eden Dock with 79 rooms and a 300-cover rooftop restaurant.

Nine Elms, Battersea, the South Bank and Vauxhall

Park Hyatt London River Thames opened on 8 October 2024 with 203 rooms in the One Nine Elms River Tower, roughly two-thirds of them facing the water. Its ballroom is among the largest built in central London since 1929. art'otel London Battersea Power Station opened on 21 February 2023 with 164 rooms, all by Jaime Hayon.

Mandarin Oriental Bankside, London will have 171 rooms and 70 residences in Bankside Yards for 2028. At Waterloo, voco London, Waterloo and Hotel Indigo & Suites London, Waterloo will share a 14-storey tower opposite the Imperial War Museum in the fourth quarter of 2028. For budget travelers, hub by Premier Inn London Southwark will put 421 rooms into Dorset House on Stamford Street in summer 2028, and Premier Inn Vauxhall will convert Phoenix House into 180 rooms in early 2028. Wilde Aparthotels Vauxhall adds 185 rooms on Wyvil Road in the same period.

King's Cross

The Standard, London is the one to know. It opened in July 2019 in a Grade II-listed brutalist town hall annexe on Argyle Street, directly opposite St Pancras, with 266 rooms and a Mexican restaurant, Decimo, on the tenth floor.

Victoria

The July London Victoria is five minutes from the station: 114 units from studios to six-person apartments, made from two townhouses and two office buildings, opened June 2025.
