KIN is a 72-room hotel under construction in central Inverness, converting former Highland Council offices on Church Street into the third property from the group behind the five-star Ness Walk. Backed by £28.5 million in Barclays financing, the four-star hotel is due to open in summer 2027 to meet what the developer calls exceptional demand for quality rooms in the Highlands.

The place
The hotel occupies the site of the former Highland Council offices on Church Street, in the center of Inverness — the Highlands' main gateway city and a base for visitors heading toward Loch Ness and the wider region.
The concept
Kingsmills Hotel Group first won planning permission for the office-to-hotel conversion in 2018; the project stalled through the pandemic and subsequent construction-cost inflation before restarting with fresh £28.5 million financing from Barclays. It joins the group's existing Kingsmills Hotel and the five-star Ness Walk as its third Inverness property, aimed at capturing visitor demand the group says existing Highland supply cannot meet.
