voco London, Waterloo
IHG's upscale voco brand takes one half of a new 14-storey tower opposite the Imperial War Museum
Announced · Q4 2028
IHG and developer Palm Holdings are targeting a Q4 2028 opening for voco London: Waterloo, a 182-room upscale hotel taking half of a new 14-storey tower rising above the existing Waterloo Hub Hotel & Suites, opposite the Imperial War Museum. Studio Moren's design pairs voco with a separate 172-room Hotel Indigo & Suites in the same dual-branded building.

The place
The development sits at 54 Kennington Road, on the corner of Kennington Road and Lambeth Road in Waterloo, directly opposite the Imperial War Museum. The site currently holds the Waterloo Hub Hotel & Suites, an independently run hotel formerly operating as Days Hotel Waterloo.
The concept
voco London (Waterloo is one half of a dual-branded redevelopment that IHG signed with developer Palm Holdings, replacing the existing independent Waterloo Hub Hotel & Suites with two IHG-flagged hotels sharing one building) voco taking 182 rooms alongside a 172-room Hotel Indigo & Suites London: Waterloo (also tracked on this site). Studio Moren, which designed the original hotel's planning application, is behind a dark-brick, 14-storey tower extension with gold-toned metal balconies rising above the retained six-storey base, a design that was a finalist in the 2023 Building Design awards before construction financing pushed the opening out to 2028.
The project turns an existing three-star independent hotel into a genuinely new IHG address rather than a simple rebrand, given the scale of the physical rebuild involved.
Dining & wellness
Not yet publicly disclosed: food and beverage concepts for both Waterloo hotels have not been announced this far ahead of the 2028 target opening.
