The BoTree London opened independently in September 2023 on the site of a former Marylebone car park, then joined Hilton's Curio Collection by Hilton in December 2025 without changing its name — a 200-room new-build anchored by LAVO, a two-storey coastal Italian restaurant, and a screening room built for private events.

The place
The hotel sits at 30 Marylebone Lane, on the corner of Welbeck Street and Henrietta Place in Marylebone, a short walk from Bond Street station and the Elizabeth Line, putting Mayfair, Soho and Heathrow-bound travelers within easy reach.
The concept
The site was a former NCP car park until Westminster Council granted planning permission in 2017 for a ground-up hotel designed by EPR Architects (also referred to as Eric Parry Architects in some coverage) — nine storeys above ground plus two basement levels, later revised to the current form. Developer and operator Shiva Hotels delivered the finished building — 199 rooms and 30 suites, interiors by Archer Humphryes — and opened it independently as The BoTree in September 2023, initially as a member of Preferred Hotels & Resorts' Legend Collection. It operated under its own name for just over two years before Hilton announced in December 2025 that it would join the Curio Collection portfolio, with no change to the hotel's name or ownership.
Dining & wellness
LAVO, a two-storey coastal Italian restaurant, anchors the food and beverage program alongside The BoTree Bar; the hotel also runs '77', a cultural venue for events and private gatherings, and a 33-seat screening room for private film nights.
