The place
The hotel occupies a prominent corner at 40-46 Brook Street, inside Grosvenor's South Molton development — a 267,000 sq ft mixed-use scheme built with Mitsui Fudosan UK that also brings offices, housing, shops and restaurants to the block between Brook Street and Davies Street. The address sits in the densest stretch of Mayfair, close to Bond Street's flagship stores and a short walk from Grosvenor Square, putting Oberoi alongside The Chancery Rosewood and Mandarin Oriental Mayfair in London's most concentrated luxury-hotel postcode.
The concept
This is Oberoi Hotels & Resorts' first property in the UK and its first in Europe, restoring a 33,000 sq ft Grade-II-listed terrace of four 1898-99 townhouses designed by Balfour and Turner in an Arts and Crafts idiom, together with an attached mews building on South Molton Lane. Grosvenor secured planning permission for the restoration in 2022 and on-site work began in November 2023, with completion targeted for the end of 2027. At 23 rooms, it will be an unusually small, boutique-format entry for a brand more associated with large resort-scale properties across India, Southeast Asia and the Middle East — the room count is confirmed by Oberoi and Grosvenor's own announcements rather than an outlier figure. Interior design, restaurant and spa concepts have not been disclosed.
