The place
The hotel occupies a 33,000-square-foot listed building at 40–46 Brook Street, part of Grosvenor's wider South Molton mixed-use development, which also includes roughly 267,000 square feet of new office space for Grosvenor and Mitsui Fudosan UK on the same block. The building's use before this restoration was not confirmed in sourcing.
The concept
The Oberoi, Mayfair is the Indian luxury group's first hotel in the UK and its first anywhere in Europe, marking a genuine geographic first for a brand otherwise concentrated in Asia and the Middle East. Grosvenor secured planning permission for the restoration in 2022 and construction has been under way since November 2023. What stands out most is the scale: 23 rooms is unusually small even by boutique-luxury standards, closer to a private residence than a flagship international debut, and notably smaller than most other recent luxury openings in the city.
