The most anticipated luxury hotel openings of 2027
Aman on the West Coast, Oberoi in Europe, Waldorf Astoria in Australia: the 2027 luxury openings we track, and how far their dates can be trusted.
By Mathieu Gastal · · 8 min read

Most of the luxury hotels due in 2027 share one trait: they are a first. Aman has never had a hotel on the American West Coast, Oberoi has never opened in Europe, Waldorf Astoria has never been to Australia, and St. Regis has never been to New Zealand. A brand entering a market for the first time tends to pick the best plot it can find and spend accordingly, which is why this list reads like a map of the most expensive corners of a dozen cities.
The second shared trait is less glamorous. Several of these projects were first announced for 2024, 2025 or 2026, and moved. The dates below are the latest each developer or operator has given; where a date has already slipped, we say so.
North America: three brand debuts in Texas alone
Aman Beverly Hills is the largest bet on the list. The 78-suite hotel, designed by Kerry Hill Architects, is the hotel component of One Beverly Hills, a 17.5-acre development by Cain International at the corner of Wilshire and Santa Monica Boulevards, next to the Beverly Hilton. The whole project is reported at roughly $10 billion. Construction financing closed in March 2026 (a $2.8 billion senior loan from JPMorgan Chase and a $1.5 billion mezzanine loan from Vici Properties), vertical construction started that year, and the developers are aiming for a phased delivery from late 2027, with full completion before the 2028 Los Angeles Olympics. Up to 200 Aman residences, a private Aman Club of around 100,000 square feet and several acres of gardens, more than half of them open to the public, complete the scheme.
In New York, The Nell New York takes ten floors of 10 Rockefeller Plaza, above NBC's Today show studio. It will be the first hotel inside the Rockefeller Center complex. Aspen Hospitality, owned by the Crown family of Chicago, which co-owns Rockefeller Center with Tishman Speyer, is spending more than $350 million to convert former office floors into 134 rooms, with an arrival lobby on the seventh floor and a fine-dining restaurant on the 17th. Rockwell Group and Pierre & Co are designing it. The project was announced as a Little Nell for fall 2026; in July 2026 it was renamed and pushed back a year, to fall 2027.
Texas gets three debuts. Dallas, which until now only had a Four Seasons in suburban Las Colinas, will have one inside the city: Four Seasons Hotel and Private Residences Dallas at Turtle Creek, a 35-storey tower by Pelli Clarke & Partners on Turtle Creek Boulevard with 233 rooms, 118 residences, three restaurants and a 15,000-square-foot private club. Carpenter & Company and the Perot family have budgeted about $475 million and target October 2027.
Houston's arrival is smaller and quieter. The Birdsall, Auberge Resorts Collection's first hotel in the city, has 105 rooms in a 34-storey tower by Kohn Pedersen Fox at The RO, a 17-acre development at the edge of River Oaks. It is named after Birdsall Parmenas Briscoe, the architect of many of the neighbourhood's National Register-listed houses, and Roman and Williams are using reclaimed Cedar Bayou brick and oak millwork to tie the interiors to 1920s River Oaks. Forty-four residences and a members' club with a walled garden and a double-height library share the building.
West of Austin, Waldorf Astoria Texas Hill Country would be the brand's first hotel in Conrad Hilton's home state, more than a century after he bought his first hotel in Cisco, Texas, in 1919. The plan covers 106 acres less than a mile from downtown Fredericksburg: 60 rooms, 37 rentable villas with plunge pools, more than 50 residences sold separately, five places to eat and drink and over 11,000 square feet of spa and fitness space. The developer, Wine Country Hospitality Partners, includes Auberge founder Mark Harmon. No groundbreaking date has been confirmed, so 2027 is a target.
Miami's entry is the hardest to pin down. Baccarat Hotel & Residences Brickell, a 75-storey tower by Arquitectonica on the Miami River at 444 Brickell Avenue, has 360 condominium units, a private marina and a 10,000-square-foot waterfront restaurant in its plans. How many of its keys will be hotel rooms is still unclear: trade coverage cites 249, marketing material does not separate them. The opening, first promised for 2024, now stands at 2027-2028.
Europe: twenty-three rooms in Mayfair
The Oberoi, Mayfair will be the Indian group's first hotel in Europe, and it is tiny: 23 rooms in a listed 33,000-square-foot building at 40-46 Brook Street, part of Grosvenor's South Molton development. Planning permission came in 2022 and construction started in November 2023. Sources disagree on whether it opens in 2027 or 2028. For comparison, The Peninsula London has 190 rooms.
Manchester gets a brand it has never had at this price point. W Manchester, 162 rooms in the 41-storey St Michael's tower developed by Gary Neville's Relentless Developments and Salboy, was announced in October 2023 for the first quarter of 2027, with W Residences Manchester in the same building, the first W residences in the UK outside London. The project cost is put at about £400 million. We have not found a construction update since the original announcement, so the date has not been confirmed recently.
In Geneva, Jumeirah Le Richemond is a reopening rather than a new building. The lakeside hotel, founded in 1875, closed in summer 2020; Jumeirah, part of Dubai Holding, took it over in February 2023 and announced a full renovation with a new 25-metre indoor pool. It will be the group's first address in Switzerland. The reopening was originally planned for 2025 and is now expected at the end of 2027 at the earliest, with fewer than the 109 rooms it had before.
Middle East and Asia-Pacific: first flags on prime sites
Dubai builds its beach hotels big, which is what makes Aman Dubai unusual. Announced in March 2024 for 2027, it will have roughly 100 suites and 82 residences on Jumeirah Beach, next to the Four Seasons Resort Dubai at Jumeirah Beach, with a 2,000-square-metre spa and 3.6 hectares of gardens. Kerry Hill Architects, the practice behind Aman's three hotels in Japan, is designing it, as in Beverly Hills.
Sydney's most watched opening sits at One Circular Quay, between the Opera House and the Harbour Bridge. Waldorf Astoria Sydney, the brand's first hotel in Australia, occupies a 28-storey tower by Kengo Kuma & Associates with Crone Architects, developed for Andrew Forrest's Tattarang. It will have 220 rooms, a rooftop bar, a Waldorf Astoria Spa and two restaurants led by chef Curtis Stone, his first venture in Australia. The opening has moved to early 2027.
Queenstown has expensive lodges but no global luxury brand in town. St. Regis Queenstown changes that in late 2027: 145 rooms on a corner site facing Lake Wakatipu and The Remarkables, butler service, an indoor heated pool and a spa with a hydrothermal area. It is both St. Regis's first hotel in New Zealand and Marriott's first in Queenstown.
The Hari Singapore is a conversion. The building at 11 Cavenagh Road, at the quieter end of Orchard Road near the Peranakan terraces of Emerald Hill, opened in 1985 as the Holiday Inn Park View, the first IHG hotel in the country. In spring 2027 it leaves IHG and reopens as the third Hari hotel, after London in 2016 and Hong Kong in 2020, with 326 rooms designed by Tara Bernerd, who did both earlier hotels. At more than three times the size of its siblings, it will test whether the brand's residential style survives the change of scale.
Mexico: a tower in Polanco, a hacienda in Yucatán
Rosewood Mexico City will be the brand's third hotel in Mexico, after San Miguel de Allende and Mayakoba: 133 rooms, 35 of them suites, and four restaurants and bars in the tower of the Antara shopping centre extension in Polanco. Its date has moved several times since the 2024 announcement and is currently given as 2027. Grand Hyatt Santa Fe, Park Hyatt Mexico City and Pendry Mexico City, all announced in the same city, have had their calendars shift too.
Near Mérida, Belmond bought Hacienda Katanchel at the end of 2023: a 17th-century henequen estate of 220 hectares with a cenote and the remains of a Maya pyramid. Katanchel, A Belmond Hotel is planned for 2027 with 35 freestanding suites after a full restoration. Belmond, owned by LVMH, has not yet published details of its restaurants.
What the list says about the market
Residences pay for a lot of it. Beverly Hills, Dallas, Houston, Fredericksburg, Miami, Dubai and Manchester all pair the hotel with branded homes, and in several cases the homes outnumber the rooms. In Fredericksburg the villas and residences together come to nearly double the hotel keys. That model explains how a 78-suite hotel can sit inside a $10 billion development, and why opening dates often follow the pace of residential sales rather than hotel demand.
Small is deliberate. Twenty-three rooms for Oberoi in London, 35 suites at Katanchel, around 100 at Aman Dubai: the brands at the top of the market are choosing scarcity, even in cities where competitors open towers of several hundred rooms.
Old buildings are back in favour. The Nell New York converts office floors at Rockefeller Center, The Hari Singapore remakes a 1985 hotel, Le Richemond rebuilds a hotel from 1875 and Katanchel restores a 17th-century estate. Restoration takes longer to schedule than new construction, and three of these four have already moved their dates at least once.
How far to trust a 2027 date
Treat any opening more than twelve months away as a target. Of the fifteen hotels above, at least six have already moved: The Nell New York from 2026, Baccarat Brickell from 2024, Waldorf Astoria Sydney to early 2027, Le Richemond from 2025, Rosewood Mexico City several times, and Oberoi's date varies by source. A firm date usually arrives with the opening of reservations, about three to six months before the first guests.
Every hotel here carries the status Announced on its page, and we update it when an operator confirms a date or opens bookings. The full list of announced openings, all years and countries, is on our upcoming openings page.
