Baccarat Hotel & Residences Brickell
A 75-story crystal-branded tower rising on the Miami River, built primarily as condominiums but carrying a hotel component whose exact size no one has yet pinned down.
Announced · 2027-2028
Related Group and SH Hotels & Resorts are bringing the Baccarat name to Miami's Brickell waterfront, a 75-story tower combining 360 condominium residences with a hotel component of disputed size. Construction is well underway, but the promised 2024 opening has given way to a 2027-2028 target, and no source yet reconciles the project's hotel-room count with its residential unit count.

- Opening
- 2027-2028
- Rooms & suites
- Uncertain. The building's 360 units break down as 324 tower residences, 8 penthouses and 28 riverfront flats/duplexes — but that figure describes the residential condominium program, not hotel keys. Specialized trade coverage (CoStar) separately cites 249 hotel rooms for the property, while most consumer-facing and real-estate marketing describes only the 360 residences and does not break out a distinct hotel inventory. No source reconciles both numbers, so the actual room count available for nightly hotel stays should be treated as unconfirmed pending an official release.

The place
The tower sits at 444 Brickell Avenue, on a Miami River-front parcel at the northern edge of Brickell, Miami's financial and high-rise residential district. The site gives direct water access to the river and, via it, Biscayne Bay, and includes a private marina — a rarer amenity in a neighborhood built mostly on tower-and-podium sites without deep-water frontage. Brickell's density of bank headquarters, private members' clubs and other branded-residence towers makes it a natural landing spot for an ultra-luxury brand entering the Miami market.
The concept
Baccarat, the French crystal house, licenses its name to SH Hotels & Resorts for hospitality projects; this Related Group-developed tower is the brand's first foray into Florida and the first collaboration between Related Group and SH Hotels & Resorts. It is not the brand's second hotel worldwide, as sometimes described: Baccarat Hotel & Residences Dubai, developed separately by Shamal Holding with 144 guestrooms, has been publicly targeted for a 2026 opening — ahead of Miami's own 2027-2028 timeline. If both projects proceed on their stated schedules, Miami would open as Baccarat's third hotel globally, after New York and Dubai, not its second.
Dining & wellness
Publicly disclosed amenities include a roughly 75,000-square-foot program spread across a 12th-floor resort deck, with a zero-entry heated saline pool, a fitness center, and a spa whose operating partner has not been confirmed in any official release. A 10,000-square-foot waterfront restaurant is planned but not yet named or chef-attached in any source found. The private marina offers over 300 linear feet of dockage.
