Brickell

Now open in Brickell

Coming soon in Brickell

Brickell is the part of Miami where the banks are. The towers start at the south bank of the Miami River and run down Brickell Avenue and South Miami Avenue, with law firms, trading desks and a great many condominiums between them. It is a neighborhood of offices that went residential, and it now has a hotel pipeline to match: one hotel open, three announced, and each of them sits on a different kind of site.

The open one is citizenM Miami Brickell. The announced ones are Virgin Hotels Miami, Treehouse Hotel Brickell and Baccarat Hotel & Residences Brickell. Between them they cover a 252-room tech-minded tower, a lifestyle brand's first Florida address, a treehouse-themed high-rise beside a linear park, and an ultra-luxury riverfront condominium tower with a hotel attached.

How Brickell works on the ground

The district is flat and compact, and its spine is transit. The Brickell Metrorail station sits on the raised line that runs south to Dadeland and north to the airport corridor. Metromover, the free automated loop, has several stops in the neighborhood and connects north to Downtown Miami, where Brightline's MiamiCentral station is. Most visitors who stay here use the Metromover for at least one trip a day, because it is the only transport in Miami that costs nothing.

Walking is realistic in the core and less so at the edges. From South Miami Avenue to Brickell Avenue is a few blocks. From the river to the southern end of the district is a longer, hotter walk, and in summer afternoons the heat decides how far people go on foot. Rideshare fills the gaps, and traffic on Brickell Avenue at the evening rush is the usual limiting factor.

The weekday and weekend populations are different. Office workers fill the lunch counters and the glass lobbies from Monday to Friday; at weekends the same streets turn over to residents, restaurant crowds and visitors heading for the rooftop bars. A hotel here has two audiences, and the openings below lean on one or the other.

What to do in Brickell

Brickell City Centre, at 701 South Miami Avenue, is the neighborhood's main set piece. Swire Properties opened its first phase in November 2016, with Saks Fifth Avenue as the anchor and an overhead canopy called the Climate Ribbon that is meant to catch bay breezes and cut the sun. It is a shopping center, but it is also a Metromover stop and a place to eat out of the rain.

Mary Brickell Village, a few blocks south, is lower in scale: an open-air strip of restaurants and bars along South Miami Avenue, close enough to citizenM that most guests will pass it on the way to the station.

The Underline is the better reason to walk. The linear park runs beneath the raised Metrorail tracks, and its first section, the Brickell Backyard, opened in 2021 and runs about half a mile from the Miami River to SW 13th Street. A second phase opened in April 2024 and carries the trail on toward Vizcaya station, for a total of roughly 2.7 miles. The full corridor is planned at about ten miles to the Dadeland South station, with the last segments scheduled for completion in 2026. For a visitor, that means a shaded path for a morning run or bike ride that starts almost at the hotel door, which is not something most downtown districts in Florida can offer.

Simpson Park, a small natural hammock preserve off SW 15th Road, is the quiet stop in the middle of the density. It is mostly worth a short visit for the old trees rather than any facilities.

The Miami River waterfront has its own character. Working boats still use the river, the city's old trading point, and restaurants on the banks give you a view of them. The Miami Circle, a Tequesta archaeological site at the river mouth beside Brickell Avenue, is a small park, a few minutes' detour for anyone walking the riverbank. On the far side of the water, Downtown Miami's museums are a short Metromover ride from Brickell.

Further afield, Vizcaya Museum and Gardens on South Miami Avenue, built by James Deering in the early 1910s, is the standard half-day trip south, and the Underline will increasingly be one way of reaching it. South Beach, roughly seven miles east across the causeway, and Wynwood to the north are both a short drive. The Miami Design District is a little further up the same direction.

Where to stay in Brickell

The hotel supply is thin by Miami standards, which is the reason the pipeline is worth following. Each project below has a different site and a different bet behind it.

South Miami Avenue

citizenM Miami Brickell opened on July 20, 2022, a 20-story tower with 252 rooms at 11 SE 10th Street, three minutes' walk from the Brickell Metromover and Metrorail station. It is the Dutch brand's first Miami hotel. The building was designed by the Amsterdam studio Concrete with Gensler as executive architect, and its facade carries five large artworks by the Miami-born artist Jen Stark, a project that ran for about three years after ground was broken in 2019. At the top is CloudM, the rooftop bar and pool; the group says it is the first rooftop pool in the citizenM portfolio. Rates start around $120 a night, which in this part of Miami is low.

Virgin Hotels Miami belongs on the same street. The planned address is 1040 South Miami Avenue, a 40-story tower combining 250 hotel rooms with 150 residential condominiums, developed by Blue Jay Capital. It would be the first Virgin hotel in Florida. The project has carried a 2026 target since it was announced in 2019, and no opening month has been confirmed. The plans include the Commons Club restaurant and a rooftop pool, and the site is roughly two miles from Terminal V at PortMiami, the terminal Virgin Voyages built for its own ships, which gives the hotel an obvious link to the cruise brand's passengers.

Southside Park and the Underline

Treehouse Hotel Brickell is the awkward one to describe, because its story is one of delay. The brand, part of SH Hotels & Resorts under Starwood Capital, has been promising a 62-story tower since 2021, with 191 rooms, interiors by Rockwell Group and architecture by SHoP Architects. The address is 1 Southside Park, beside a landscaped park with direct access to The Underline, and the site has since been absorbed into the larger Mercedes-Benz Places Miami development by JDS Development Group. As of August 2026 that developer lists the tower as under construction with residential sales active. The hotel's opening date has moved twice and the brand's latest public statement, in January 2026, still gave none.

For a visitor, the park frontage is the point. Treehouse would be the one Brickell hotel where the first step outside is onto a trail rather than a loading bay, and where the surrounding pitch is closer to leisure than to business.

Brickell Avenue and the Miami River

Baccarat Hotel & Residences Brickell, at 444 Brickell Avenue, is planned as a 75-story tower on a Miami River-front parcel at the northern edge of the district. Arquitectonica is the architect, Meyer Davis Studio is responsible for the interiors and Enzo Enea for the landscape. Related Group is the developer, with SH Hotels & Resorts operating the Baccarat name. The site has direct water access and a private marina, which is unusual in a district built mostly on tower-and-podium lots without deep-water frontage.

The hotel's size is the open question. The building's 360 units break down into 324 tower residences, 8 penthouses and 28 riverfront flats or duplexes, and that describes the condominium program, not hotel keys. Trade coverage has cited 249 hotel rooms, but no official figure reconciles the two, so the number of rooms that will be available for nightly stays is unconfirmed. Construction is well underway. The 2024 opening that was once promised has given way to a 2027-2028 target.

Which hotel in Brickell for your trip

For a short business trip today, citizenM is the only open option among the hotels we follow, and it is a practical one: compact rooms, a three-minute walk to the Metromover, and the office towers within a few blocks. It suits people who want the location and not the lobby.

Virgin Hotels Miami has the earliest target of the three, 2026, but with the year nearly over and no month confirmed, that date should be read cautiously. Anyone considering it for a trip should check its status before building a booking around it, and keep a fallback in the neighborhood.

Treehouse suits a different trip, one built around the Underline and the park. Anyone choosing it should know that the opening date is unset and that the building's residential side is moving faster than the hotel announcements.

Baccarat is the high-end bet and the most uncertain on the numbers. Anyone who wants the river and the marina, and is happy to wait until 2027 or 2028, should follow it, but should not assume a large hotel inventory until an official release says so.

Families who want a beach day will do better to stay in South Beach and treat Brickell as a weekday base or a dining trip. Brickell has a pool on top of a tower, but the nearest real sand is across the bay.

Frequently asked questions

Which Brickell hotel is open today?

citizenM Miami Brickell, open since July 20, 2022 at 11 SE 10th Street. It is the only one of the four hotels we track in the neighborhood that has opened.

Which hotels are announced for Brickell?

Three: Virgin Hotels Miami, Treehouse Hotel Brickell and Baccarat Hotel & Residences Brickell. Virgin has carried a 2026 target without a confirmed month, Treehouse has no date, and Baccarat is targeting 2027-2028.

Is Brickell within walking distance of Downtown Miami?

Partly. The river separates them, so the standard way across is the free Metromover, which links the neighborhood with Downtown. Walking from the heart of Brickell to Downtown is possible but long in warm weather.

Which Brickell hotel will have a marina?

Baccarat Hotel & Residences Brickell, planned for a Miami River-front parcel at 444 Brickell Avenue with a private marina.

How many rooms will the Baccarat Brickell tower have?

That is not confirmed. The tower holds 360 residential units, and one trade source cites 249 hotel rooms, but no official release reconciles the two figures.

How far is Brickell from South Beach?

About seven miles by road, usually 20 to 30 minutes by rideshare depending on traffic across the causeway.
