SH Hotels & Resorts has been promising a 62-story Treehouse tower in Miami's Brickell district since 2021, with reclaimed-material interiors by Rockwell Group and a park-facing site now absorbed into the larger Mercedes-Benz Places Miami development. The opening date has moved twice and remains unset as of the brand's most recent public statement in January 2026.

The place
The hotel occupies a tower at 1 Southside Park in Brickell, Miami's financial and residential high-rise district south of the river — a site since folded into the larger Mercedes-Benz Places Miami development from builder JDS Development Group, which as of August 2026 lists the tower as under construction with active residential sales. The building sits on a landscaped 2.5-acre park with direct access to The Underline, Miami's linear park and trail running beneath the Metrorail, putting the hotel within walking distance of Brickell's office towers and the Miami River waterfront rather than the beach.
The concept
Treehouse is the sister brand to 1 Hotels under Barry Sternlicht's SH Hotels & Resorts, and Brickell was announced as its first US property (Sunnyvale, California later opened first, with London and Manchester already operating in the UK). The design language leans on reclaimed and found materials — salvaged flooring, wood beams, mismatched lighting — pitched as playful rather than polished, with interiors by Rockwell Group said to draw on the Miami River and read as a boathouse rather than a typical Brickell glass tower. Sustainability features cited at announcement include rainwater harvesting, low-carbon materials, EV charging and bike parking, consistent with 1 Hotels' environmental positioning. The property is aimed at a design-conscious, younger urban guest rather than the convention/business traveler that dominates Brickell's existing hotel supply.
Dining & wellness
As described when the project was unveiled, the hotel plans two rooftop pools with bar and snack service, a main indoor-outdoor dining venue opening onto a terrace and private bar, a casual eatery with a custom mural and Cuban-tiled floors, and a 25th-floor event space with high ceilings and outdoor terraces. None of this has been updated or reconfirmed by SH Hotels & Resorts since the original 2021 announcement, and no operator or chef has been named for the food and beverage program.
