Miami's hotel pipeline: towers that sell condos, and ten-room openings

Eleven Miami hotels have not opened yet, and most sit inside residential towers. Which ones are rising, which are stalled, and which small hotels opened first.

Of the 19 Miami hotels in the guide, eleven have not opened. Eight of those eleven are towers where hotel rooms occupy the lower floors and condominiums fill the rest, and in several of them nobody can say yet how many rooms a visitor will actually be able to book. The hotels that did open recently are a different species altogether: ten rooms in Little Havana, thirteen suites above a Design District restaurant, twenty-four rooms on Ocean Drive.

This is a city where a hotel opening usually means a financing story. The dates below come from the project files, and where a date has been missed or contradicted, it is said so.

The small ones went first

The Rover Miami opened in December 2025 in a former apartment building on SW 9th Street, a block off Calle Ocho. It has ten rooms, six standard and four suites, hung with more than 40 works by Little Havana artists. There is no restaurant, bar or pool; the hotel sends guests to Ball & Chain, a short walk away, and lends bicycles. From $200.

Casa Cañita followed in April 2026 at 1200 Ocean Drive, in an Art Deco building that has stood for close to a century. Chef Michelle Bernstein and her sister, the designer Nicolette Bernstein, did the 24 rooms with partners, and the brief was summarised as "Cuba, if…": pre-revolution Havana seen through Miami, with velvet headboards, botanical wallpaper and flea-market art. The ground-floor restaurant, La Cañita, serves croquetas, ropa vieja and a rum-heavy bar list. From $200.

The Hotel at The Moore, in the Design District, opened in October 2024 inside a 1921 furniture showroom. It is the first hotel from WoodHouse, a Dallas operator better known for members' clubs. Thirteen suites, no two alike, and access to Elastika, the ground-floor restaurant under a Zaha Hadid installation. No rate is published.

What opened before them

The towers are not the only way Miami has added rooms. The Elser Hotel & Residences opened in November 2022 as a 49-story tower downtown with 646 rooms and views over Biscayne Bay, the largest hotel in this group by a wide margin. citizenM Miami Brickell was the brand's first Miami property, in July 2022. Moxy Miami Wynwood, an eight-story new build with 120 rooms, opened in October 2024 from about $100, which makes it one of the cheaper ways to sleep within walking distance of the murals.

South Beach did it by conversion. The Goodtime Hotel opened in April 2021 behind a landmarked block of Art Deco storefronts on Washington Avenue, with a seven-story addition by Morris Adjmi set back from the old facades and interiors by Ken Fulk.

Towers, and the arithmetic of keys

The pattern is easier to see in numbers. The fiches give a hotel count and a residential count, and they rarely match:

  • Waldorf Astoria: 205 rooms and suites, 387 residences
  • Anantara Miami: 50 hotel suites, 220 residences
  • Fouquet's: 85 rooms, 143 condos
  • Legacy: 219 rooms in the original announcement, 310 condos
  • Virgin Hotels: 250 rooms, 150 residences
  • Baccarat: 360 residential units, hotel rooms disputed

Virgin is the only project where hotel rooms outnumber the apartments, and it is also the one whose future is least clear.

Waldorf Astoria Miami is the one that is visibly under way. At 300 Biscayne Boulevard, on the site of the cancelled Empire World Towers, a stack of nine offset glass cubes designed by Sieger Suarez Architects with Carlos Ott is planned to reach 1,049 feet. By late August the structure had reached level 85 and work had started on the ninth cube, the one that cantilevers furthest from the axis. Signage on the site says the tower will top off this winter, and completion is shown as the second quarter of 2028. Hilton manages the hotel, interiors are by BAMO, and the residences are more than 90 percent sold. Chefs have not been named.

The financing gives a sense of scale: a $668 million construction loan closed on 19 June 2024. Two-bedroom residences start at $3.3 million, and the top of the tower is a five-floor penthouse of more than 30,000 square feet.

E11EVEN Club Hotel & Residences has a fall 2026 date and a 65-story tower in Park West, two blocks from the nightclub that gave it its name. It is a condo-hotel, so the inventory is whichever units owners place in the rental programme, and no hotel-only room count has been published; press materials give around 456 to 457 units in total. The amenities described include a day club of about 20,000 square feet on the eleventh floor and a Chopra Spa.

Baccarat Hotel & Residences Brickell is a 75-story Related Group tower on the Miami River, dated 2027-2028. The 360 residences are well documented; trade coverage cites 249 hotel rooms, consumer marketing cites none. The guide lists it as unconfirmed until an official release settles it.

The slower ones are further down the list. Treehouse Hotel Brickell, 191 rooms in a tower by SHoP Architects with Rockwell Group interiors, was first announced for 2023 and still has no firm date. Legacy Hotel & Residences, meant to carry Morgans Originals into the United States, has not risen past its 16th floor since March 2024. And Virgin Hotels Miami, announced in 2019 for 1040 South Miami Avenue, was reported in 2025 to be on a parcel under contract to another developer group, with a pre-application for an unrelated 80-story tower. Virgin has made no cancellation announcement, so the listing stays, flagged.

A conversion, and two midrise hotels

The one hotel in the pipeline that does not involve a crane is The Dean Miami, due in late 2026 on Collins Avenue at 23rd Street. Lifestyle Hospitality Capital, the Irish group behind The Clarence, The Mayson and The Leinster in Ireland, bought the 235-room Gates Hotel with Elliott-advised funds and is renovating it as its first American address. A late-night speakeasy bar, an outdoor terrace for events and a gym are planned; the dining has not been detailed.

Away from the water, two mid-rise hotels are planned. Hyatt Centric Wynwood, eight storeys and about 116 rooms at 160 NW 28th Street, two blocks from the Wynwood Walls, is described by its developers as the neighbourhood's first full-service branded hotel. Construction was expected to start in spring 2026, and reports give an opening anywhere from 2027 to late 2028. Dream Miami at Riverside Wharf is the larger bet: 165 rooms inside a $350 million Miami River complex with a rooftop pool deck that doubles as a nightclub, a 10,000-square-foot event hall and a marina for superyachts. It broke ground on 4 December 2025, and completion is projected for fall 2028 after an earlier 2025 target.

2030

Two projects are dated so far out that they are announcements more than schedules. Fouquet's Hotel & Residences is a 25-story David Chipperfield tower in the Design District, with 85 hotel rooms, 143 condos and interiors by RDAI, the studio behind Hermès boutiques. It is the Paris brasserie's second American hotel, after Tribeca. Anantara Miami would be the first Anantara in the United States, a 650-foot tower on Biscayne Bay between Edgewater and Wynwood with 50 suites and a rooftop helipad.

For anyone planning a stay in the next twelve months, the honest list is short: The Dean, if it opens on time, and the three small hotels that already have. The rest of the city's pipeline is mostly a matter of cranes, and the Miami destination page tracks which ones are still turning.
