Announced in 2021 as the first US address for Accor/Ennismore's Morgans Originals brand, the 219-room Legacy Hotel & Residences was meant to crown a 50-story Miami Worldcenter tower by developer Royal Palm Cos. Construction has instead been stalled at the 16th floor since March 2024, and the project has spent 2025 in foreclosure litigation with lender Monarch Alternative Capital, with court deadlines missed as recently as November 2025.

The place
The tower sits at 942 NE 1st Avenue in Park West, inside the roughly 27-acre Miami Worldcenter megaproject that has been reshaping the northern edge of Downtown Miami with residential towers, retail and a Marriott Marquis convention hotel. The location puts a lifestyle-brand debut a short walk from the Miami-Dade County Courthouse district, the Arsht Center and Overtown's Metromover stops — a downtown core with heavy daytime office and event traffic but historically thin upscale hotel supply, which is the site's underlying appeal regardless of this project's difficulties.
The concept
Legacy Hotel & Residences was announced in 2021 as a mixed-use, 50-story tower combining 310 condo residences with a 219-room hotel on the lower floors, plus a Blue Zones-branded wellness and medical center, pitched at the time as a wellness-forward building. The hotel component was set to become the first US property under Morgans Originals, the lifestyle brand Accor launched via its acquisition of sbe and subsequent tie-up with Ennismore, built around food, mixology and design positioning shared with sister properties Sanderson London and St Martins Lane. Planned amenities described in developer materials include a rooftop atrium with a cantilevered glass sky pool, an international business lounge, and a one-acre pool deck with three pools. None of this is operational: construction broke ground in 2021 and has been stalled at the 16th floor since March 2024, and the project has since moved into contested foreclosure litigation between developer Royal Palm Cos. and lender Monarch Alternative Capital.
Dining & wellness
Developer materials describe a one-acre pool deck with three pools, a restaurant and two bars, plus a separate wellness/medical center serving the residential side of the building — but none of these venues has opened, no operators or chefs have been named, and given the construction halt none of it can be considered confirmed.
