Nine of the hotels we track opened in September 2026, in seven countries. Four of them carried a brand somewhere it had never been, three moved into buildings that already had a past, and two arrived months after their first announced date. The cheapest room among them was 140 Swiss francs in the Gruyère; the most expensive started at 660 euros in Madrid.

This is the first of our monthly roundups. Each one covers the openings verified during the month, with the details that matter when deciding whether a new hotel is worth a detour: what the building was before, who runs it, what it costs and what is still missing.

Four brands in new territory

The largest opening of the month was also a first for its brand. Kimpton Tres Ríos Riviera Maya, which opened on 22 September north of Playa del Carmen, is the first all-inclusive resort Kimpton has ever run. It has 355 rooms and suites inside Parque Tres Ríos, a nature reserve with three freshwater rivers and ten cenotes, where guests can kayak and follow guided trails. Developed with Sunset World Group and managed by Hotel Equities, it opened with six restaurants and four bars, including the Italian Bacetto and the Japanese Kotori; Elaia, a Mediterranean restaurant, and Nebbia, an adults-only rooftop bar, follow in early 2027. The 10,000-square-foot Kej spa offers a temazcal and a cenote treatment.

In Mexico City, Hyde Mexico City Reforma is the first Hyde in Latin America. Ennismore's brand, born on the Sunset Strip, opened at Paseo de la Reforma 355, facing the Angel of Independence, in two towers from the Mexican modernist period whose façades were kept. Room categories borrow from concert vocabulary (General Admission Queen, All Access King, a 47-square-metre Rockstar King Suite), and the atrium, clad in dark green marble, holds Vulcano, a ceramic sculpture by the architect Javier Senosiain. The main restaurant, Enzu, serves contemporary Japanese food with fish from Ensenada, cooked on a binchotan robata grill, and has a 14-seat omakase counter. Rates started at 4,230 pesos, about $249.

Switzerland got its first AC Hotel by Marriott in an unexpected place. Rather than Geneva, Zurich or Basel, the brand opened on 15 September in Bulle, the main town of the Gruyère district, about 30 kilometres from Fribourg. AC Hotel by Marriott Bulle is a new building with 120 rooms in the Jardins de la Pâla district, run by Sophos Hotels under a Marriott licence, with a lobby that works with regional craftsmen and a terrace open to people who live nearby. It opened on the date the regional press had announced, without a change of operator, which is rarer than it sounds. Rooms start at 140 francs.

In Utah, Canopy Deer Valley is the first ski hotel for Hilton's Canopy brand and its first property in the state. It stands at the foot of the Jordanelle Express gondola in Deer Valley East Village, the new base area where Extell Development is assembling four branded hotels: a Grand Hyatt opened in 2024, a Waldorf Astoria is due in 2028. Canopy, at 180 rooms from about $200 a night, is the least expensive way to sleep in a district otherwise pitched at the top of the market. The food is Italian (a trattoria called Tavolona, the Fornetto lounge) plus a café for the gondola queue and a rooftop lounge, the Alpine Attic.

Old buildings under new names

London's September opening is a transformation rather than a new address. Hyde & Seek, London Hyde Park is the former Corus Hotel Hyde Park at 1 Lancaster Gate, refurbished for £42 million and moved into Marriott's Tribute Portfolio. Its 309 rooms make it one of the larger Tribute hotels in Europe. Goddard Littlefair drew the interiors from Bayswater in the 1960s and 70s, with references to Zandra Rhodes, Ossie Clark, David Hockney and David Hicks set against the building's Victorian detailing. Rooms start at £230, a moderate price for a hotel facing Hyde Park.

Salzburg's case is a change of operator after a bankruptcy. The Palais Faber, a group of four buildings from 1874 in the style of Vienna's Ringstrasse, facing Mirabell Palace, opened as the Hyperion Hotel in July 2022 after a conversion reported at around 60 million euros. When the operator, H-Hotels, filed for insolvency last winter, the Motel One Group took over, and since 1 September the 115 rooms have traded as The Cloud One Hotels Salzburg, the brand's second address in Austria after Vienna. The owners, led by IFA AG, did not change, and all the staff were kept. The rooms will be adapted to the new brand gradually; for now they are those of the Hyperion period, including 16 suites of up to 50 square metres. Prices start at 160 euros.

Nobu Hotel Madrid converts an office building at Calle Alcalá 26, between Puerta del Sol and Plaza de Cibeles. It is the fifth Nobu hotel in Spain, after San Sebastián, Barcelona, Marbella and Ibiza, and the first in the capital, with 50 rooms and suites by Studio Caramba, a Nobu restaurant, bar and lounge spread over three levels and a rooftop bar. At 660 euros, it is the most expensive room of the month by some distance, and the smallest hotel on the list.

Two hotels built for a purpose

Frankfurt's opening is defined by its address. ATLANTIC Hotel Frankfurt, the largest hotel the ATLANTIC group has built, occupies the floors up to the 19th of a new 34-storey office and hotel tower in the Europaviertel, on the site of a former Sparda-Bank branch, with direct access to the south entrance of the Messe Frankfurt trade fair grounds. Its 373 rooms and seven event rooms with LED walls are aimed at trade fair and congress guests. The one feature worth a visit without a fair badge is the 20 High Skyline Bar, 64 metres up on the 20th floor, with 100 seats, run by bar manager Mo Kaba. Rooms start at 150 euros outside fair dates.

Vienna's opening is the opposite in scale. Hotel Schani Naschmarkt is the fourth Viennese hotel of Schani Hotels, the group run by the brothers Benedikt and Alexander Komarek: about 90 rooms in a new nine-storey building at Linke Wienzeile 131a, on the Naschmarkt. The architects, Archisphere, quote Josef Hoffmann and Otto Wagner, and the colours move from muted on the lower floors to brighter at the top, where a rooftop bar takes its cue from 1940s Miami Art Deco. Brass and aluminium details refer to the textile and metalworking past of the sixth district, where Emilie Louise Flöge had her fashion workshop. The opening was first announced for the second quarter of 2026.

Delays, and one hotel on time

Two of the nine slipped before opening. Kimpton Tres Ríos was first due in 2025, then January 2026, before its September date. Schani Naschmarkt moved from the second quarter to September. A delay of a few months is ordinary on a new building; what it means for travellers is that a booking made far in advance can be moved by the hotel, sometimes more than once.

AC Hotel Bulle is the counterexample: announced for 15 September, opened on 15 September. Regional operators working under a franchise often control their schedule more tightly than large developers juggling residences, financing and several brands on one site.

What September cost

Opening rates for a standard room, outside peak season, as published at opening:

  • Nobu Hotel Madrid: from 660 euros
  • Hyde & Seek, London: from £230
  • Hyde Mexico City Reforma: from 4,230 pesos (about $249)
  • Canopy Deer Valley: from about $200
  • The Cloud One Hotels Salzburg: from 160 euros
  • ATLANTIC Hotel Frankfurt: from 150 euros
  • AC Hotel by Marriott Bulle: from 140 francs

Kimpton Tres Ríos and Schani Naschmarkt had not published a comparable rate at the time of writing. Hyde Mexico City also offered half price to members of Ennismore's Dis-loyalty programme for stays of three nights or more until 1 December 2026, a sign that the brand wanted its first season full.

The rest of the year

The roundup for October follows at the beginning of November. Every opening verified since January, in every country we cover, is on our latest openings page; the projects still under construction are on upcoming.
