The Dean Miami

The Dean Miami is the first US property for Ireland's Dean Group, taking over the 235-room Gates Hotel South Beach on Collins Avenue through a full renovation backed by Lifestyle Hospitality Capital and Elliott Investment Management. The rebrand, expected late 2026, is planned to include a signature restaurant and a late-night speakeasy bar.

The place

The hotel occupies the former Gates Hotel South Beach on Collins Avenue at 23rd Street, steps from Lincoln Road and Ocean Drive in the heart of South Beach.

The concept

Lifestyle Hospitality Capital's Dean Group — known in Ireland for The Clarence, The Mayson and The Leinster — acquired the 235-room Gates Hotel with backing from funds advised by Elliott Investment Management, taking it through a full renovation and rebrand as the group's American flagship and its first US property.

Dining & wellness

A signature restaurant, lobby bar, late-night speakeasy bar, outdoor terrace event space, poolside bar and a POWER gym and wellness facility are planned; full dining concepts have not yet been detailed.
