The place
Aman Beverly Hills sits within One Beverly Hills, a 17.5-acre development at the intersection of Wilshire and Santa Monica Boulevards, immediately west of the Beverly Hilton and Waldorf Astoria Beverly Hills — arguably the single most contested corner of real estate in the city, and one that has absorbed more than a decade of planning fights to reach a construction site.
The concept
One Beverly Hills, developed by Cain International at a reported cost of roughly $10 billion, will eventually comprise a 10-story, 78-suite Aman hotel — designed by Kerry Hill Architects, continuing the architect's long association with the brand — alongside up to 200 Aman-branded residences split across two towers, a roughly 100,000-square-foot private Aman Club, and several acres of botanical gardens, more than half of which will be publicly accessible. It will be Aman's first hotel on the American West Coast. Construction financing — including a $2.8 billion senior loan from JPMorgan Chase and a $1.5 billion mezzanine loan from Vici Properties — closed in March 2026, and the project began vertical construction that year. Developers have targeted phased delivery starting in late 2027, with full completion pitched ahead of the 2028 Los Angeles Olympics; on a project of this scale and history, that timeline should be treated as a target rather than a certainty.
Dining & wellness
Full food and beverage programming has not been announced. What Aman and Cain International have confirmed is the Aman Club — a roughly 100,000-square-foot private wellness and social facility with dedicated spa treatment areas, secluded dining venues and priority access for residence owners — plus expansive terraces with private pools attached to the residential units. Specific restaurant concepts, chefs and the hotel's own spa layout remain unannounced as of mid-2026.
