Kodō Hotel

Kodō turned a 1927 Arts District fire station — never previously a hotel — into a nine-room property built around a chef-driven Japanese restaurant. It opened January 23, 2024, from Boulevard Hospitality Group, the operator behind Hollywood's Yamashiro.

The place

710 South Santa Fe Avenue sits in the working core of the Arts District, a stretch of former warehouses and rail-adjacent industrial buildings that has spent the past decade filling in with galleries, small-batch coffee roasters and restaurants rather than hotels. Kodō occupies a nearly hundred-year-old Beaux Arts fire station that had never previously operated as a hotel — one of very few purpose-built civic buildings in the neighborhood to be adapted this way.

The concept

Boulevard Hospitality Group — which also owns the long-running Yamashiro above Hollywood — opened Kodō on January 23, 2024, on the upper floor of the former fire station, above a ground-floor restaurant and cafe. The concept draws on the Japanese principle of omotenashi, built around a small, deliberately limited room count: nine, according to the hotel's own room-by-room listing, though some coverage at launch cited eight — a discrepancy the property has not publicly clarified. Interiors, overseen by Emi Kitawaki and Jen Whitaker, lean on ash wood furniture built with traditional Japanese joinery, tatami detailing, and, in several rooms, boulders large enough to qualify as architecture rather than decoration. Each room is named for a natural element with a corresponding artwork; open-plan showers with gravel flooring replace the more conventional hotel bathroom. At nine rooms, Kodō is a fraction of the size of the Arts District hotels it is most often compared with, and the whole property behaves more like a single restaurant with a few rooms attached than a hotel with a restaurant downstairs.

Dining & wellness

The ground-floor restaurant and cafe, under executive chef Alex Suzuki — a Los Angeles native trained at Thomas Keller's Bouchon before working in Japan — serves Japanese-American fusion built around a 12-course omakase, with fish sourced both locally and from Japanese markets; the restaurant has drawn Michelin recognition. There is no spa or pool on site — the hotel's amenities are essentially the restaurant, a cafe running through the day, and the nine rooms themselves. Some listing platforms have shown inconsistent operating status for the restaurant over the past year, so guests should confirm hours directly before a special-occasion visit.
