Waldorf Astoria's first Texas hotel is planned for 106 acres of Hill Country wine country outside Fredericksburg, pairing 60 hotel rooms with 37 rentable villas and more than 50 private residences under a partnership between Hilton and Wine Country Hospitality Partners. Announced for a 2027 opening, it would give Conrad Hilton's home state its first Waldorf Astoria more than a century after his first Texas hotel purchase.

The place
The resort sits on 106 acres less than a mile from downtown Fredericksburg, in the heart of Texas Hill Country wine country — a region now home to more than 100 wineries and tasting rooms along the Fredericksburg Wine Road, roughly 70 miles west of Austin and 90 miles northwest of San Antonio. The site trades the German-settled town's historic Main Street for open Hill Country ranchland, positioning the resort as a wine-country retreat rather than an in-town hotel.
The concept
Wine Country Hospitality Partners — a venture between Auberge Resorts Collection founder Mark Harmon, developer Robert Radovan and advisor Tim Sparapani — is developing the resort with Hilton, which will manage it once it opens. Design work is split across five firms: Tucson-based Studio CABAN alongside Texas outfits Fab Studio, Tipler Group, Studio Outside and Paul Duesing Partners, tasked with delivering what Hilton's own materials describe as 'authentically Texan' architecture and interiors set against sweeping Hill Country views. Beyond the 60 hotel rooms and suites, the property adds 37 multi-bedroom villas — offering up to 74 additional keys and available for rental — each with a private plunge pool, outdoor courtyard and its own programming, plus more than 50 branded residences sold separately and already taking reservations. Hilton has framed the signing as a homecoming of sorts: Conrad Hilton bought his first hotel in Cisco, Texas, in 1919, and opened the first hotel to carry his name in Dallas in 1925, more than a century before Waldorf Astoria — the group's flagship luxury brand — finally arrived in the state.
Dining & wellness
Plans call for five food-and-beverage concepts: an all-day restaurant, a specialty restaurant, a bar and lounge, a pool bar and a grab-and-go juice bar. Wellness space runs to more than 11,000 square feet of spa and fitness facilities alongside two pools, and the resort adds a kids' club and roughly 6,000 square feet of indoor meeting space, including a 4,000-square-foot event barn built for weddings and Hill Country-style gatherings.
