Four Seasons is set to open its first hotel within Dallas proper, a 35-story tower on Turtle Creek Boulevard designed by Pelli Clarke & Partners with HKS and SWA. The $475 million project from Carpenter & Company pairs 233 hotel rooms with 118 private residences, three restaurants and a private club, targeting completion in October 2027.

The place
The tower sits on Turtle Creek Boulevard just north of downtown Dallas, along one of the city's most established addresses for wealth and old-money real estate.
The concept
Developed by Carpenter & Company with the Perot family, the 35-story, 1.1-million-square-foot tower gives Dallas its first Four Seasons hotel, stacked with 118 private residences above it — the same formula Carpenter has used for Four Seasons towers in Boston and New Orleans. It is one of the largest single hospitality investments underway in the city, budgeted at roughly $475 million.
Dining & wellness
Plans include three restaurants, two swimming pools, a 15,000-square-foot private club, a spa and a 10,000-square-foot ballroom.
