Proper Hospitality and Lincoln Property Company have unveiled plans for a 34-story hotel-and-residences tower at 2500 Cedar Springs Road in Uptown Dallas, designed by Skidmore, Owings & Merrill with interiors by Kelly Wearstler. The place

Dallas Proper Hotel & Residences rises on a four-acre site at 2500 Cedar Springs Road in Uptown Dallas, one of the largest development parcels to become available in the neighborhood in decades. The location sits within walking distance of Klyde Warren Park and the Katy Trail, placing the tower at the intersection of Uptown's retail, dining and green-space corridors.

The concept

Announced in October 2025 by Proper Hospitality in partnership with Dallas-based developer Lincoln Property Company, the project pairs a roughly 200-room luxury hotel with about 80 branded residences (one- to four-bedroom units, including two-story penthouses) on the tower's upper floors. The 34-story building is designed by architecture firm Skidmore, Owings & Merrill, with interiors by Kelly Wearstler. Residence pre-sales were slated to begin by invitation in early 2026; as of this pass the project remains at the pre-construction/pre-sale stage, with no groundbreaking date confirmed and the 2029 opening target still several years out.

Dining & wellness

The hotel is planned to include three destination restaurants and five distinct bar and lounge concepts, alongside a rooftop pool deck with panoramic Dallas skyline views, a wellness and padel club, and a members-only social club for residents. No specific restaurant names, chefs or menus had been announced as of the October 2025 unveiling.
