A Marriott-branded boutique hotel that lost its brand became, on January 1, 2019, one of South Dallas's more distinctive independents: the former NYLO Dallas South Side reopened as CANVAS Hotel Dallas, 76 rooms built around rotating local art in the Cedars district. It matters as a template for what happens to a discontinued hotel brand's real estate when it's handed back to an independent operator with a design idea.

The place
1325 South Lamar Street, in the Cedars/South Side district just south of downtown Dallas — a former warehouse and rail corridor now filling in with galleries, live-music venues and adaptive-reuse lofts. The address sits within a few minutes of the convention center and the Dallas Farmers Market, giving the hotel a foothold in a neighborhood still defining itself rather than a fixed spot on the downtown grid.
The concept
CANVAS occupies the building that opened in 2010 as NYLO Dallas South Side, part of Marriott's short-lived NYLO boutique line before the brand was discontinued and its properties released to go independent. Rather than a ground-up build, this is a full repositioning: Matthews Southwest and operator INTRIGUE Hotels & Resorts stripped the NYLO identity and rebuilt the property around a rotating-art concept, working with Dallas firm Studio 11 Design to keep the building's loft bones — 10-12 foot ceilings, exposed brick, polished concrete floors — while filling common areas and guestrooms with work from local and emerging artists. The result targets a design-conscious, independent-minded traveler who wants a South Side address and a hotel that reads as a small gallery rather than a chain product — closer in spirit to the neighborhood's warehouses-turned-studios than to a typical convention-adjacent stay.
Dining & wellness
Chef's Palette, the ground-floor restaurant and lounge, serves small plates, entrées and cocktails. The Gallery Rooftop Lounge pairs indoor/outdoor seating and a 270-degree downtown skyline view with work by up-and-coming Dallas artists and a rooftop pool.
