Hotel Indigo & Suites London – Waterloo is set to open in Q4 2028 as the first European property under IHG's Hotel Indigo & Suites format, taking 172 rooms in a new 14-storey tower shared with a separately branded voco London – Waterloo, on the site of the existing Waterloo Hub Hotel & Suites opposite the Imperial War Museum.

The place
The development sits at 54 Kennington Road, on the corner of Kennington Road and Lambeth Road in Waterloo, directly opposite the Imperial War Museum. The site currently holds the Waterloo Hub Hotel & Suites, an independently run hotel formerly operating as Days Hotel Waterloo.
The concept
Hotel Indigo & Suites London – Waterloo will be the first property under IHG's extended-stay-leaning Hotel Indigo & Suites format in Europe, occupying 172 rooms of the same dual-branded Waterloo tower as the separately run voco London – Waterloo (also tracked on this site). Studio Moren designed the redevelopment, a 14-storey dark-brick extension with gold-toned balconies rising above the retained six-storey base of the existing Waterloo Hub Hotel & Suites, replacing what is currently an independent, three-star property with two flagged IHG hotels. As the European debut of the Hotel Indigo & Suites concept, the property gives IHG a test case for pairing the boutique Hotel Indigo identity with longer-stay suite formats, distinct from the standard Hotel Indigo product already established elsewhere in London.
Dining & wellness
Not yet publicly disclosed — food and beverage concepts for both Waterloo hotels have not been announced this far ahead of the 2028 target opening.
