Dalata Hotel Group has signed a 25-year lease for a 154-room Clayton hotel at 20 Old Broad Street, in the Tower 42 Estate in the City of London. The City granted planning permission in February 2026, and the group's pipeline puts the opening in the second half of 2028.

The place

The address is 20 Old Broad Street, EC2, inside the Tower 42 Estate in the financial core of the City of London. Liverpool Street and Bank stations are less than five minutes on foot, which puts the National Rail, Underground, Elizabeth Line and bus networks within reach of the front door.

The building that stands there now is an office block completed in 1980 as the second phase of the NatWest Tower development, designed by Richard Seifert. It has five storeys.

The concept

Dalata Hotel Group exchanged an agreement for lease with the Tower 42 Estate in November 2024, announcing it on 11 November. The group will run the hotel on a 25-year operating lease, with rent reviewed every five years in line with UK consumer prices. It is Dalata's sixth hotel in London and lifts its capital portfolio to 1,030 bedrooms.

The scheme is a redevelopment rather than a conversion in the usual sense. Stiff + Trevillion, the architects, filed plans to take the existing building down and replace it with an eight-storey hotel for the landlord, Tower Limited Partnership. The City of London granted planning permission, a date Stiff + Trevillion records as 23 February 2026, and the practice said demolition and enabling works were about to start with a contractor.

The brand is Clayton, Dalata's four-star, full-service line, the more design-led of its two main names (Maldron is the other). Dalata describes the building as all-electric, heated and cooled by heat pumps, and says it is targeting a BREEAM Excellent rating.

Dining & wellness

The plans include a restaurant, a bar and a gym. Dalata has not named an operator, a chef or a concept for either venue, and no spa or meeting space has been announced.

Dalata's development pipeline still lists the Clayton hotel for the second half of 2028.
