The place
Dorset House, Stamford Street, Southwark (SE1), on the South Bank side of the river. Waterloo and Blackfriars stations, the South Bank and the Royal Festival Hall are all within about a ten-minute walk, which puts the site between the West End and the City without paying either's land prices.
Until now every hub by Premier Inn in London has stood on the north bank of the Thames. Dorset House is the first south of the river.
The concept
Dorset House is a vacant nine-storey office building of roughly 90,000 sq ft. Whitbread bought the freehold from Capital 38 in May 2025 and opened talks with Southwark Council on a change of use almost immediately. Planning permission followed on 17 December 2025, for 421 bedrooms.
The plan keeps the existing structure rather than demolishing it. The compact hub bedrooms are fitted within the existing floorplate, a new hotel entrance opens on Stamford Street, and a food and beverage space at basement level is made visible from the street through cut-outs in the concrete of the ground floor. Whitbread says the hotel will run on renewable electricity.
It is one of four office-to-hotel conversions Whitbread secured in central London during 2025, together adding nearly 1,000 bedrooms and over 262,000 sq ft to its pipeline, for a direct investment above £100 million. The company's senior acquisition manager, Jonathan Langdon, described the group as active in places where it is either not yet represented or is answering strong year-round demand. Construction is expected to start in the second half of 2026, with opening targeted for summer 2028.
Dining & wellness
A food and beverage space is planned at basement level, visible from Stamford Street through cut-outs in the ground-floor concrete. No operator or concept has been named.

May 7, 2025: Whitbread announced it had bought the freehold of Dorset House, a nine-storey, 90,000 sq ft vacant office building on Stamford Street in Southwark, from Capital 38, with the intention of converting it into a hub by Premier Inn of roughly 400 bedrooms. The site, within ten minutes' walk of Waterloo and Blackfriars stations, would be the first hub by Premier Inn south of the River Thames and one of three major London acquisitions Whitbread made that year.
