The place
Phoenix House, directly opposite Vauxhall Underground and rail station on the South Bank — a busy interchange a few minutes by Tube from the West End and the City.
The concept
Whitbread signed a 30-year lease with Lambeth Council in March 2025 for Phoenix House, a vacant 10-storey, 7,469 sqm former office building the council retains as virtual freeholder. Planning permission for the office-to-hotel conversion followed just 20 weeks later, in July 2025, and strip-out works began on site on 17 November 2025 — under eight months from signed lease to construction start. The finished hotel will hold 180 rooms in Premier Inn's latest format, including a share of its enhanced Premier Plus rooms, plus a restaurant on the mezzanine floor. Whitbread expects to open in early 2028 and to create around 25 permanent hospitality jobs, with recruitment starting in autumn 2027.
