The place
Hammersmith Road, on the Kensington side of Olympia London, within a five-minute walk of the exhibition centre. The £1.3 billion redevelopment of Olympia adds 550,000 square feet of offices, more than 20 food and drink outlets, a 1,575-seat theatre and a 3,800-capacity entertainment venue, and the owners expect over 12 million visitors a year.
Several Underground stations are within walking distance, on the Piccadilly, District, Circle and Hammersmith & City lines, along with the London Overground.
The concept
The site is Liberty House, a 1980s office building of about 90,000 square feet. MRP, the development arm of the Northern Irish contractor McAleer & Rushe, bought it in June 2023. Dalata announced on 12 March 2026 that it had agreed a lease for a four-star Maldron there, the conversion and extension of a vacant office building. Hammersmith & Fulham's planning committee approved the scheme unanimously, as reported on 13 July 2026: a £250 million project combining the hotel with 110,000 square feet of grade A offices.
McAleer & Rushe's contracting arm is due to start work in early 2027, with completion expected in 2029. The building is designed to be all-electric, with heat pumps, and targets BREEAM Excellent. Dalata lists a restaurant, a bar, a dry gym and a large business centre. The planning coverage calls the hotel Maldron London Olympia, while Dalata's own announcement uses Maldron Kensington. The room count is given as about 370 by Dalata and 371 in the planning report.
Dining & wellness
Dalata announces a restaurant and a bar, with no operator, menu or chef. The group's dry gym and business centre are part of the plan; a spa or pool is not.
