Denver's hotel map has been redrawn since 2020, with a wave of ground-up builds and one striking historic conversion spreading well beyond the traditional downtown core. From a carbon-positive tower framing Civic Center Park to a converted Gilded Age mansion in Capitol Hill and a beehive-themed all-suite property in the Tech Center, the city's newest openings track its neighborhoods' own transformations — LoDo's ballpark district, RiNo's warehouses-turned-galleries, and the office parks of south Denver reinventing themselves as walkable, mixed-use hubs.

This guide covers only the hotels that meet our criteria: new construction or a genuinely new hotel operation inside a converted building, opened or firmly announced between 2020 and 2026, in the boutique-to-luxury segment.

What to do

A weekend in Denver

Base yourself in LoDo or downtown to keep everything within walking distance. Start at the Denver Art Museum and Civic Center Park, both a short walk from Populus, then wander into Larimer Square and the historic warehouse blocks around Union Station for dinner and cocktails. On day two, catch a Rockies game at Coors Field if the season allows, or simply take in the ballpark energy around McGregor Square, before an afternoon in RiNo's galleries, breweries and street-art alleys. A two-night stay is enough to hit the museum district, LoDo's restaurant scene and RiNo's creative corridor without ever needing a car.

A full week

With more time, spread out across the city's newer pockets. Spend your first two or three nights downtown or in LoDo covering the Art Museum, Union Station and Coors Field, then relocate to RiNo for a couple of nights to dig into its gallery scene, breweries and the Denver Central Market. From there, head south to Belleview Station and the Denver Tech Center for a change of pace — a quieter, more residential base with easy light-rail access back downtown — before finishing with a day trip into the Rockies (Red Rocks Amphitheatre or the foothills west of the city are both under an hour away) using a Globeville or downtown hotel as your return base.

Neighborhoods

LoDo (Lower Downtown)

Denver's historic warehouse district, now the city's densest hotel corridor, sits steps from Coors Field and Union Station. RiNo (River North Art District)

A former industrial corridor turned arts district of galleries, breweries and murals, RiNo has become one of the city's most active zones for new hotel development. Catbird Hotel, with its kitchen-equipped rooms and preserved 1890s house, and the newer AC Hotel Denver RiNo on Brighton Boulevard both sit in the thick of it, alongside further projects still in the pipeline.

Capitol Hill

A historic residential district just east of downtown, known for Victorian mansions and a denser, more local feel than LoDo or RiNo. Urban Cowboy Denver's conversion of the 1886 George Schleier Mansion is the neighborhood's standout new opening, trading hotel-scale amenities for genuine architectural character in just sixteen rooms.

Belleview Station / Denver Tech Center

A fast-growing, walkable mixed-use district south of downtown within the Denver Tech Center, built largely from scratch over the past decade. It now has two tracked hotels: the Kimpton Claret, the neighborhood's first boutique property, and Apiary Hotel, an all-suite extended-stay newcomer aimed at longer visits.

Globeville

A historically industrial neighborhood north of downtown now being redeveloped as Fox Park, anchored by the relocated World Trade Center Denver campus. Virgin Hotels Denver is under construction here and, once open, will be the district's first hotel of note — for now it remains a project to watch rather than a place to book.

Cherry Creek

Denver's upscale shopping and residential district, known for boutiques and restaurants rather than nightlife. No tracked hotel from our 2020–2026 window has opened here; travelers wanting this area should look at longer-established properties.

Union Station

The restored 1914 rail terminal that now functions as downtown's transit and social hub, ringed by restaurants and bars. No new hotel in our tracked list sits directly at Union Station, though both Thompson Denver and The Rally Hotel are an easy walk away in neighboring LoDo.
