The Rossonian Hotel

The Rossonian Hotel, a 1912 landmark of Denver's Five Points jazz district vacant since 1998, is being redeveloped into a 126-room boutique hotel by Palisade Partners with CoralTree Hospitality as operator. The concept

Built in 1907 and opened in 1912 as the Baxter Hotel, the building was renamed the Rossonian in 1929 and became the centerpiece of Five Points, Denver's historically Black neighborhood. Its lounge is documented to have hosted major jazz musicians during the era of segregation, when other Denver hotels turned Black travelers away; the building was listed on the National Register of Historic Places in 1995 and has sat vacant since 1998. Palisade Partners, which has owned the site since 2017 and separately completed the adjacent Hooper Building apartments in 2021, is redeveloping it into a 126-room boutique hotel spanning the restored historic building and new adjacent construction, with CoralTree Hospitality as operator. Denver City Council unanimously approved a tax-increment-financing district on June 3, 2026, to help reimburse up to $15.5 million of the roughly $100 million project's construction costs. No construction start date has been confirmed; the target opening is 2028.

Dining & wellness

Plans include a restaurant of roughly 4,800 square feet in the restored historic building, a live-music lounge, and flexible event space.
