The All Inn Hotel

The All Inn Hotel reopened in April 2026 on East Colfax Avenue, a $22 million restoration of the derelict 1959 Fountain Inn motor lodge that kept its original 54 rooms and its National Register-listed International Style architecture intact. Restaurant FiNo and café-bar All Is Well give the address its first serious food-and-drink program in decades.

The place

The All Inn Hotel occupies 3015 E. Colfax Avenue, on a stretch of the historic East Colfax corridor that developer Brian Toerber has called a "hotel desert" despite sitting within reach of City Park, the Denver Zoo and the Denver Museum of Nature & Science.

The concept

Built in 1959 as the Fountain Inn, a $1 million luxury motor hotel designed by Colorado architect Aubrey B. Brelsford in the International Style, the building once housed the 114-seat Gold Room restaurant and a 48-person cocktail lounge. It changed hands and names repeatedly over the following decades — becoming the Executive Inn in 1969, then simply the All Inn motel in the 2000s, with its former restaurant space reborn as the Rock Bar music venue — before falling derelict. Historic Colorado listed it on the National Register of Historic Places in July 2020 as a rare surviving example of a mid-century International Style motor hotel on the East Colfax corridor. Toerber's $22 million restoration, carried out with interior designer Abigail Plantier of Maximalist Experience Design, kept the original 54-room count and preserved structural columns, an exposed rock wall, patterned vertical windows and the motel's neon sign, pairing them with new terrazzo floors and walnut paneling and reclaimed 1960s furniture and vintage rugs inside the guestrooms.

Dining & wellness

FiNo, a coastal Mediterranean restaurant built around seasonal shared plates and a natural-wine list, opened ahead of the full hotel in March 2026 with chef Sheamus Feeley consulting and operator Steven Waters of Run for the Roses running day-to-day service; a 6,000-square-foot wine and music garden was planned to follow. All Is Well, an all-day café and bar in the lobby open from 7:30 a.m. to midnight, rounds out the food and drink program.
