The place
450 Eleventh Avenue sits at West 37th Street in Hudson Yards, facing west toward the Hudson River and directly across from the Jacob K. Javits Convention Center.
The concept
The 51-story, 642-foot tower has changed hands and brands during a long construction run: Marx Development Group refinanced the project in 2024 with $185 million from Madison Realty Capital and Cerberus Capital Management, and the hotel — previously planned under a different flag — was rebranded to Marriott's Tribute Portfolio as part of that deal. By December 2025, the tower's structure and angled floor-to-ceiling glass facade were largely complete, though the pace of interior fit-out has drawn scrutiny in trade press.
Dining & wellness
A multi-level restaurant with a bar and outdoor terrace is planned, but no chef, operator or opening timeline for the food-and-beverage program has been announced.
