The place
The hotel will occupy an 18-story, 1930s-era office building on Avenue of the Americas in Midtown Manhattan, near Herald Square, the Empire State Building and Madison Square Garden.
The concept
Ruby, the German-founded lifestyle brand IHG acquired in 2024, is converting the office tower into its first New York City property and second US signing overall, following a planned Chicago hotel. The brand's format — compact, efficiently designed rooms with standardized finishes, offset by an oversized, social 24/7 lobby bar — targets design-conscious travelers who prioritize a strong communal ground floor over large room footprints. Renovation of the building was expected to begin in 2026, with AC Developers owning the asset and Aimbridge Hospitality operating it.
Dining & wellness
A 24/7 lobby bar is planned as the hotel's central social space for guests and local visitors; no separate restaurant has been announced.
