Child Studio's conversion carries 78 rooms and suites across nine floors, with a private members' club on the upper levels above Café Zaffri, a ground-floor Mediterranean restaurant.

The concept

The Twenty Two, a London members'-club and hotel brand, makes its first move outside the UK inside the Margaret Louisa Home, a Romanesque Revival ladies-only boarding house built in 1891 by heiress Margaret Louisa Vanderbilt Shepard. London-based Child Studio led the conversion across nine floors, drawing on archival photographs of the original boarding house to shape interiors the practice describes as quiet domesticity — period details such as arches and Victorian mouldings alongside a private members' club occupying the upper levels (membership priced around $3,000 a year) above a ground-floor public restaurant.

Dining & wellness

Café Zaffri, a ground-floor Mediterranean restaurant run by Jennifer and Nicole Vitagliano with interiors by Brooklyn's Post Company, anchors the food and beverage program; club-level amenities include a private restaurant, a Living Room salon and a roof terrace for members, plus a small gym with a training partnership with nearby S10 Training.
