1 Hotel Austin occupies the lower floors of the Waterline, a 74-story tower at 96 Red River Street that is the tallest building in Texas. It has 252 rooms, 60 of them suites, and opened in August 2026. Lincoln Property Company and Kairoi Residential developed the project, with design by Kohn Pedersen Fox and HKS Architects.

The place

Where Waller Creek meets Lady Bird Lake, the site sits at the edge of the Rainey Street district. The hotel has direct access to the Waterloo Greenway and to the Ann and Roy Butler Hike-and-Bike Trail, which makes the lakefront a short walk rather than a drive.

Rainey Street, with its converted bungalows turned bars, is steps away. Downtown offices and the convention district sit a few blocks to the north.

The concept

The brand's design language is built on natural materials, and in Austin the group points to Texas river houses and modern ranches as references. Native stone and reclaimed wood are used throughout, and the design is said to draw on the ecology of Waller Creek and the lake.

There are more than 20 room and suite categories, with city or lake views. Rooms have king beds and balconies, and some have separate showers and soaking tubs. Rooms are fitted with filtered water taps and glasses made from recycled wine bottles, in place of single-use plastic bottles. A programme called 1 Less Thing invites guests to leave pre-loved clothing for local charities.

One floor is devoted to wellness. It houses a Bamford Wellness Spa, whose treatments use local botanicals, a fitness centre of about 186 square metres with an outdoor terrace, a yoga studio and a rooftop pool. The hotel accepts pets.

Dining & wellness

Alteño is the signature restaurant, with Mexican cuisine sourced from local farms and Chef Johnny Curiel in the kitchen. Watr, on the 16th floor, is a rooftop restaurant and bar serving Japanese-inspired dishes and cocktails, overlooking Lady Bird Lake. Neighbors is a cafe and wine bar.
