The place
The corner of West Sixth Street and Blanco Street in Clarksville, a low-density, historic, near-downtown Austin neighborhood — Sixth&Blanco is a full-city-block mixed-use development replacing an earlier structure demolished on the site.
The concept
The Blanco occupies part of a five-story mass-timber building designed by Herzog & de Meuron, Austin restaurateur trio MML Hospitality's first mixed-use development. Rooms open onto a network of open-air interior streets with private porches and gardens, finished in clay plaster, ceramic and wood. The building also holds just 10 residences on its top two floors and a roughly 10,000-square-foot private members' club with a bathhouse; construction reached the interior-finishing permit stage by mid-2026.
Dining & wellness
New restaurants and a members'-club bathhouse are referenced in project materials, but no F&B concept or operator name has been announced yet.
