New hotels in Boulder

One new hotel is open in Boulder and one is planned. Limelight Boulder opened on the University of Colorado campus in September 2025 with 252 rooms. A second project, a 110-room hotel from Midnight Auteur, is planned on a downtown parking lot at 2121 Broadway but has no name, design or date. For a town of about 108,000 people with a flagship university, two projects is a short list. It is also why this guide spends as much time on the town as on the hotels: a visitor choosing where to sleep here is still mostly choosing among older properties, and the two new ones need to be read in that light.

The town

Boulder sits at the foot of the Rocky Mountain foothills, about 25 miles northwest of Denver. Prospectors settled the area in 1858 and the city was incorporated in 1871. The 2020 census counted 108,250 residents, which makes it the twelfth largest city in Colorado.

The Flatirons are the town's signature: tilted slabs of sandstone just west of the city, visible from most of it. That is partly by design. A 1972 ordinance limits building heights to preserve views of them, and growth controls have shaped the city since.

Around the edge of the city, open space covers 61,529 acres, of which about 35,584 acres are open to the public. The trails start almost at the last street. Boulder Creek runs through the middle of town, and the paved Boulder Creek Path follows it from the mountains through downtown and past the university.

The university is the other fixed point. The University of Colorado was authorized in 1861 and opened its doors in 1877, and the Boulder campus is the flagship of the system. It covers 786 acres and has more than 35,000 students. Its buildings were designed largely by Charles Klauder in a style usually described as Tuscan Vernacular Revival: sandstone walls and red tile roofs. Older buildings such as Old Main and Macky Auditorium are Collegiate Gothic. Macky opened in 1923 with seating for about 2,000 and hosts the Boulder Philharmonic and the university's opera and choral groups.

The hotels

Limelight Boulder describes itself as the first hotel operated in partnership with the university. It is on the edge of campus, near Folsom Field, at the corner of University Avenue and Broadway according to listings. The idea dates to 2019, when the Board of Regents authorized a ground lease on a site of about three acres, and the project changed developers and slipped several times before it opened. The original plan was groundbreaking in fall 2022 and an opening in spring 2025. The hotel opened in September 2025, with 252 rooms, a 15,000-square-foot ballroom and a heated rooftop pool.

Chancellor Justin Schwartz said the university chose a partner that shares its sustainability values. The group says the building meets LEED Gold standards and is the largest all-electric hotel in the country, and describes the ballroom and the rest of its 26,000 square feet of event space as a venue for faculty and community gatherings. On the food side it brought two Aspen concepts to the Front Range: Ajax Tavern, a branch of the Aspen après-ski restaurant, and Crepe Therapy Café. An Ajax Airstream parks at CU home games.

Aspen Hospitality, the hotel arm of Aspen One (formerly Aspen Skiing Company), runs the group. Boulder is the fifth Limelight, after Aspen, Snowmass, Ketchum and Denver. The second project is the 2121 Broadway Hotel. In August 2026, Boulder City Council voted 7 to 1 to sell a 59-space city parking lot at the corner of Broadway and Spruce Street, a few blocks from the Pearl Street Mall, for $5.8 million. The buyer is MA-LR Boulder LLC, a partnership between Midnight Auteur and the real estate firm Landrock. Midnight Auteur was founded by Ryan Diggins of Denver's Ramble Hotel, David Kaplan of the cocktail bar Death & Co, and Alex Day. Its first hotel, the 44-room Municipal Grand in a converted 1960s municipal building in Savannah, Georgia, opened in 2025.

The sale terms commit the developer to a ground-floor restaurant and bar, discounted commercial space for local businesses, and a minimum number of public hours each week on the rooftop. Design review and permitting still lie ahead and are expected to take more than a year before construction can begin. Nothing about this hotel should be planned around yet.

What is driving the openings

Two developments explain the timing. CU rejoined the Big 12 in 2024, and Buffaloes football has drawn far more national attention since 2023 under coach Deion Sanders. Early local coverage of the Limelight project said as much, suggesting that visitors would probably wait until Sanders's third season to check in.

The second is film. Boulder is due to host the Sundance Film Festival from 2027, for at least ten years. The festival's dates and its lodging arrangements are outside the scope of this guide, but a long-term festival tenant is the kind of demand a developer cites when it argues for new rooms.

Where to stay: campus or downtown

Lodging splits into two practical zones. The campus and University Hill, the student neighborhood directly west of campus and centered on 13th Street, put a visitor next to the university, its museums, Folsom Field and the lower end of the trails. Limelight Boulder belongs to this zone. Downtown, around the Pearl Street Mall, puts a visitor among the restaurants and shops, and is where the 2121 Broadway hotel is planned.

For a football weekend, a graduation or a campus visit, the campus side saves time. A visitor who wants to walk to dinner and to Boulder Creek is better placed downtown, where the lodging stock is older. Walking times between the two zones are not published by the hotel, so check the route on a map before deciding.

Neither hotel offers much of a track record yet. Limelight Boulder has a record of rates and reviews but only a year of operating history, and the guest reviews on lodging sites mention minor operational lapses alongside praise for cleanliness and location. The 2121 Broadway hotel has no record at all, and a project that still needs design review should be treated as a plan, not a booking option. A visitor arriving in the next year will in practice choose between Limelight and the town's established hotels, and the useful question is the purpose of the trip: campus business and game days point to Limelight, a few days on the trails and Pearl Street point downtown.

What to do

Pearl Street Mall is the first stop for most visitors: four blocks of shops, restaurants and street performers between 11th and 15th Streets, closed to cars since 1977. The Boulder farmers market runs on Pearl Street through the growing season. eTown Hall, at 16th and Spruce Streets, is the home of the eTown radio program.

On the trail side, Chautauqua Park at the base of the Flatirons is the start of the Royal Arch trail and the First and Second Flatiron routes, among the most walked in the state. Rock climbing is available on the Flatirons, at Eldorado Springs and in Boulder Canyon. The Boulder Creek Path suits a flatter outing and can be done on foot or by bike. Open Space & Mountain Parks, which manages the city's protected land, even stages a Groundhog Day event with a stuffed marmot named Flatiron Freddy, a small sign of how seriously the town takes its trails.

The campus is worth an hour. The CU Art Museum holds a permanent collection of more than 5,000 works, ranging from historical to contemporary art. Fiske Planetarium has a 60-foot dome and runs laser shows and concerts. Macky Auditorium and the Norlin Quadrangle show the Klauder architecture at its most consistent.

The calendar

The Bolder Boulder 10K has run on Memorial Day since 1979, draws more than 50,000 participants and finishes inside Folsom Field. The Boulder International Film Festival takes place each March. The New Year's Day Polar Bear Plunge at Boulder Reservoir has run since 1983.

Summers are warm, with frequent afternoon thunderstorms and roughly 30 days a year at 90 degrees Fahrenheit or higher. Winters bring snow, with an average of about 88 inches a season, though the mountains often keep the heaviest storms away from the city itself.

Getting there and around

Denver International Airport is the main gateway, about 33 miles east-southeast of the city as the crow flies and roughly an hour by road via US-36, longer in heavy traffic. Boulder Municipal Airport handles general aviation only.

There is no rail service in town. RTD buses serve the city, and the Flatiron Flyer bus rapid transit route connects it with Denver. A commuter rail line, the B Line, has been proposed but is not built. Inside the city, bicycles are the practical alternative to a car: Boulder is rated a Platinum Bicycle Friendly Community and has hundreds of miles of bike and pedestrian paths, with 74 underpasses that let riders cross major roads without stopping.
