The town

Boulder sits at the foot of the Flatirons, the tilted slabs of sandstone that form the city's best-known backdrop, about 30 miles northwest of Denver. The University of Colorado Boulder anchors the city both economically and culturally, and downtown centers on the Pearl Street Mall, a pedestrian strip of shops, restaurants and street performers that has been car-free since 1977. Boulder Creek runs through the heart of downtown, tracked for its full length by the Boulder Creek Path, a paved multi-use trail connecting the university, downtown and the foothills. The city has long branded itself around outdoor life and a health-conscious population, with an extensive system of protected open space ringing its edges to contain sprawl.

The project

The planned hotel sits at 2121 Broadway, on the corner of Broadway and Spruce Street a few blocks from the Pearl Street Mall — currently a 59-space public surface parking lot. Boulder City Council voted 7-1 in August 2026 to sell the site for $5.8 million to MA-LR Boulder LLC, a partnership between Midnight Auteur and real-estate firm Landrock, for a planned 110-room hotel with a ground-floor restaurant and bar, private event space, and a rooftop with a contractual minimum of public-access hours each week. Midnight Auteur was founded by Ryan Diggins (The Ramble Hotel, Denver), David Kaplan (cocktail bar Death & Co) and Alex Day; its debut property, the 44-room Municipal Grand in a converted 1960s municipal building in Savannah, Georgia, opened in 2025. No architect, interior designer, property name or construction timeline has been announced for the Boulder project, which still needs to clear the city's design-review and permitting process.

What to do

The Pearl Street Mall is Boulder's obvious first stop, four blocks of shops, restaurants and buskers between 11th and 15th Streets. Chautauqua Park, at the base of the Flatirons, is the starting point for the Royal Arch and First/Second Flatiron trails, among the most popular hikes in the state. The Boulder Creek Path threads from the mountains through downtown and past the University of Colorado campus, usable on foot or by bike its entire length. The university itself adds the CU Art Museum and the Fiske Planetarium, and Boulder's flagship farmers market runs on Pearl Street through the growing season.

Getting there

Denver International Airport (DEN) is the primary gateway, roughly 45 miles and about an hour's drive southeast of Boulder via US-36, longer in heavy traffic. Denver itself, with its own hotel market covered separately on this site, is a straightforward day trip or connecting stop about 30 miles away.
