Boulder City Council approved the $5.8 million sale of a downtown parking lot at 2121 Broadway to Midnight Auteur — the boutique brand behind Denver's Ramble Hotel — in August 2026, for a planned 110-room hotel. No name, design or opening date has been announced yet, and the project still needs to clear the city's permitting process.

2121 Broadway, at the corner of Broadway and Spruce Street in downtown Boulder — currently a 59-space public surface parking lot a few blocks from the Pearl Street Mall.

The concept

Boulder City Council voted 7-1 in August 2026 to approve the $5.8 million sale of a city-owned downtown parking lot to MA-LR Boulder LLC, a partnership between Midnight Auteur and real-estate firm Landrock, for a planned 110-room hotel. Midnight Auteur is the boutique lifestyle brand founded by Ryan Diggins (The Ramble Hotel, Denver), David Kaplan (cocktail bar Death & Co) and Alex Day; its debut property, the 44-room Municipal Grand, opened in a converted 1960s municipal building in Savannah, Georgia, in 2025. No architect, interior designer or property name has been announced for Boulder, and the project still needs to clear the city's design-review and permitting process, expected to take more than a year before construction can start. Terms of the sale commit the developer to ground-floor commercial space at discounted rates for local businesses, a minimum of public-access hours on the rooftop each week, and arts and minority/women-owned contracting commitments.
