The place
Listings give the address as 1295 University Avenue, at the corner of University Avenue and Broadway, on the edge of the University of Colorado Boulder campus and near Folsom Field, where the Buffaloes play football. Early coverage described the site differently (Grandview Avenue, then University and Broadway), so the corner is worth checking on a map before arranging a pickup.
The Pearl Street Mall, the Flatirons and Boulder Creek are all within reach, and the hotel cites more than 300 miles of trails nearby. Walking times are not published. Denver International Airport lies about 33 miles east-southeast of the city.
The concept
The project dates to 2019, when the University of Colorado Board of Regents authorized a ground lease on a site of about three acres and the campus selected HRV Hotel Partners to lead the development. It later passed to the hospitality arm of Aspen Skiing Company, then called Little Nell Hotel Group and now Aspen Hospitality. At that stage the plan was 250 rooms, 25,000 square feet of meeting space and a cost of about $130 million, with groundbreaking in fall 2022 and an opening in spring 2025. The hotel opened in September 2025 with 252 rooms.
WATG designed the building and its landscape, planted with native species around a central courtyard whose fountain is inspired by the Flatirons. Meyer Davis and HBA San Francisco designed the rooms: blues, a vivid yellow and grays, wood accents, and large windows that face either the mountains or downtown Boulder. Eaton Fine Art assembled the art collection, which includes an installation suspended in the lobby.
The group says the hotel is built to LEED Gold standards and calls it the largest all-electric hotel in the country. Both are the group's claims, and the first describes a standard the building was built to, not a certificate awarded.
Event space totals 26,000 square feet, indoors and out, designed by Bentel & Bentel. It includes a 15,000-square-foot ballroom, and the hotel says it handles gatherings from 10 people to 1,000. CU Boulder Chancellor Justin Schwartz said the university wanted a partner that shares its sustainability values, and described the hotel as a place for faculty and community meetings.
Guests also get a heated rooftop pool with mountain views, outdoor fire pits, a coworking space, a fitness center and a game room. Rooms have safes, bathrobes and humidifiers.
Dining & wellness
Ajax Tavern is the Front Range branch of the Aspen restaurant. The original's Ajax Wagyu Double Cheeseburger and truffle fries come with it, alongside newer dishes such as butternut squash ravioli and roasted half chicken. An Ajax Airstream serves at CU Boulder home games and tailgates.
Crepe Therapy Café, its first Front Range location, is led by Mawa McQueen, a chef the group describes as James Beard honored. The Crème Brûlée Crêpe and the Boulder Crêpe are the signatures.
Two programs sit on top of the restaurants. Steak Your Future gives graduating CU seniors a locally sourced steak, dry-aged in the aging room at Limelight Denver and served at a graduation dinner. Limelight Live adds weekly small performances and seasonal concerts.
