Marriott's most prestigious brand tries Nashville again, this time in the Gulch and under an entirely different developer.

Marriott is bringing The Ritz-Carlton to Nashville for the first time — not at the SOM-designed SoBro tower originally announced in 2021, which fell apart in 2024, but at a relaunched, 182-room project in the Gulch designed by bKL Architecture. Ground has yet to be broken as of August 2026, with an opening targeted around 2029.

The place
The hotel is planned for the Bohan Building site at 124 12th Avenue South (also filed under 1100 Demonbreun Street) in The Gulch, across from the Gulch Union office complex and a block from the W Nashville. The 1.14-acre parcel has been owned by local developer MarketStreet Enterprises since 2000. The Gulch is Nashville's dense, walkable urban-infill district and already the city's main cluster of new downtown towers — a more urban setting than the resort-style properties the Ritz-Carlton name is usually associated with.
The concept
This will be the Ritz-Carlton's actual Nashville debut, but it is already the project's second attempt under the name. Marriott first attached the brand to a 46-story, SOM-designed tower at 727 Korean Veterans Boulevard in SoBro, developed by M2 Development Partners with 242 keys and 165 residences and unveiled in 2021 with biophilic "wraparound terraces" — the design story sometimes mistakenly cited for the current project. That version collapsed in 2024 amid lawsuits against the developer and a foreclosure sale of the site. In 2025 Marriott relaunched the hotel a few blocks away in the Gulch with new partners — MarketStreet Enterprises, Corner Partnership and Chicago's Magellan Development Group — and a new architect, Chicago-based bKL Architecture, not SOM. Filed plans describe a roughly 903,507-square-foot development across two towers: one holding the 182-room hotel plus about 140 for-sale branded residences (one- to four-bedroom units), the other a separate block of rental apartments. The room count has moved down from the original 242-key plan, but as a byproduct of the project's restart under new ownership rather than a late design tweak to one continuous building.
Dining & wellness
City permits filed for the site earmark roughly 20,500 square feet of restaurant space and 9,500 square feet of retail, and a pool was referenced in the earliest local coverage of the project. As of August 2026, no chef, restaurant concept, or spa brand has been made public — the developers said in 2023 they were not yet ready to release details, and nothing more specific has surfaced since.
