The Gilmore, an AvantStay Hotel

AvantStay opened The Gilmore in Nashville's 12 South in May 2025 — the short-term rental company's first full-service hotel anywhere, and the first hotel of any kind in a neighborhood long defined by its shops and restaurants rather than places to stay. Ninety-nine units, from studios to four-bedroom suites, occupy a Mediterranean-inspired building by local designer Design Object at 1121 Gilmore Avenue.

The place

The Gilmore sits at 1121 Gilmore Avenue in 12 South, the walkable strip of independent boutiques, coffee shops and restaurants just south of downtown Nashville that had no hotel of its own until this one opened. Guests are a few blocks from Frothy Monkey, Urban Grub and bartaco rather than a rideshare away, and the hotel markets itself explicitly as the neighborhood's first full-service property.

The concept

The Gilmore is AvantStay's first full-service hotel anywhere — a shift from the short-term rental operator's usual business of managing individual units toward a property with a staffed lobby, front desk and in-room food and beverage service. Local firm Design Object handled the interiors, working a Mediterranean palette of muraled plaster, terracotta tile and greenery through a building that leans closer to a residence than a chain hotel. The 99 units run from studios to four-bedroom suites, some with private balconies, sized as much for a group booking out a floor as for a single couple. Underground parking and event and retail space — a courtyard, rooftop terrace and meeting room — round out a building built to host neighborhood gatherings as well as overnight stays.

Dining & wellness

There is no named on-site restaurant or bar; food and beverage runs through in-room dining and a concierge that can arrange private chefs, grocery runs and fridge stocking rather than a signature kitchen. Guests can also collect takeout from the neighborhood's own restaurant row — Frothy Monkey, Urban Grub, bartaco — and eat it in the hotel's central courtyard.
