Studio 154

Studio 154 opened in July 2022 on Second Avenue North, the block of downtown Nashville most associated with the city's 2020 Christmas Day bombing. Developed and self-operated by local firm Vastland Communities, the 16-suite property markets itself as downtown Nashville's first boutique hotel built entirely around app-based, keyless access. It pairs riverfront balcony suites with a rooftop Skydeck overlooking the Cumberland.

The place

The hotel sits at 154 Second Avenue North, in the Historic Core of downtown Nashville, a block from Broadway's honky-tonks and a short walk from the Ryman Auditorium, Bridgestone Arena and the Cumberland River waterfront. It occupies the same stretch of avenue that took the brunt of the December 2020 truck bombing, which damaged dozens of the street's cast-iron-front buildings — Studio 154's own building among them. Riverfront suites and the rooftop Skydeck look out over the water toward Nissan Stadium and the Ascend Amphitheater, putting guests within a few minutes' walk of most of downtown's tourist core without needing a car.

The concept

Studio 154 occupies the third floor and rooftop of a building Vastland dates to 1875, an origin the developer leaned on when converting the address into a 15,000-square-foot boutique hotel. The December 2020 bombing forced a lengthy, unplanned renovation on top of the original build-out, and the hotel didn't reopen to guests until July 2022 — a return Vastland framed publicly as a marker of Second Avenue's recovery. The finished property holds 16 suites, from 400-square-foot rooms to nearly 2,000-square-foot two-story lofts, organized under a handful of named categories: the Icon Suite, the Legend Suite, the Duet Suite, and a set of Riverfront King and Queen suites with private covered balconies over the Cumberland. Design carries over the shell's original bones — 10-foot arched windows, 22-foot ceilings, exposed brick — dressed with contemporary furniture, 4K televisions and stocked minibars. Vastland runs the property without a staffed front desk: guests use an app for check-in, elevator access and room entry, a system the hotel promotes as downtown Nashville's first hotel built around that kind of keyless stay. The scale and the tech-first operating model position Studio 154 closer to a design-forward aparthotel than a full-service luxury hotel, competing less on amenities than on the address and the building's story.

Dining & wellness

Studio 154 has no sit-down restaurant. Mornings run on a self-serve refreshment bar with a Frothy Monkey coffee machine, plus complimentary pastries and light breakfast items set out daily. The rooftop Skydeck is the property's signature space — a reservable bar and event deck with panoramic views of the Cumberland River, Nissan Stadium and the skyline — but it functions as a social venue rather than a kitchen. For meals, the hotel leans on its address: Second Avenue and Broadway put guests within a block or two of Coyote Ugly Saloon, Mel's Drive-In and the rest of downtown's honky-tonk strip.
