The Modernest Gulch View
A 131-unit condominium tower between The Gulch and Wedgewood-Houston, individually owned but run as a bookable property by Hay Creek Hotels.
Announced · 2027
The Modernest Gulch View pairs 131 individually owned residences with a professionally managed, bookable rental program run by Hay Creek Hotels, in a seven-story building rising between The Gulch and Wedgewood-Houston. Ground broke in August 2025 and the building topped out by March 2026; a construction-progress report points to completion around April 2027, later than an initial December 2026 target.

The place
The seven-story building rises at 1107 8th Avenue South, on the boundary between The Gulch — Nashville's converted rail-and-warehouse district, already covered in this guide's neighborhood pages — and Wedgewood-Houston, a formerly industrial area now filling in with galleries and breweries. The site puts guests within walking distance of both The Gulch's restaurants and retail and Wedgewood-Houston's more independent, artsy strip.
The concept
The Modernest Gulch View is a for-sale condominium building rather than a conventional hotel: its 131 studio-to-multi-bedroom residences are sold individually to owners, who can then choose to live in their unit, use it occasionally, or place it in a professionally managed short-term rental program — the model developer CA South markets as 'flexible ownership.' What distinguishes it from a plain condo building is Hay Creek Hotels, a New England-based boutique hotel operator, running the building's rental program and day-to-day operations, including hiring an on-site general manager, which puts it in the same bookable, front-desk-and-housekeeping category as the branded-residence and condo-hotel projects already tracked elsewhere in this guide. Ground broke in August 2025, and the building had topped out by March 2026. An initially discussed December 2026 opening has slipped; construction-progress coverage points instead to a completion window around April 2027.
Dining & wellness
No restaurant, bar or amenity program has been detailed publicly beyond the building's residential common areas; CA South's marketing references shared amenities typical of the segment (fitness space, a pool) without confirmed specifics as of this pass.
