A 33-story, 817-room Signia by Hilton has been proposed for Nashville Yards, which would make it downtown Nashville's largest hotel, overtaking the 800-room Omni. Filed by architect HKS for developer Southwest Value Partners and cleared its first design-review hurdle in June 2026, the project is pitched around a heavyweight convention package — two 17,000-square-foot ballrooms and five floors of meeting space — but has no construction start or opening date yet.

The place

The tower is planned for the southwest corner of Church Street and 9th Avenue North, inside Nashville Yards — the roughly 15-acre, mixed-use district that developer Southwest Value Partners has been building out downtown alongside Amazon's Operations Center of Excellence, Union Station Hotel and a Grand Hyatt. A hotel of this size at this address would sit the convention-hotel conversation squarely in Nashville Yards rather than around the existing Music City Center a few blocks south, adding a large new inventory pool within walking distance of downtown's core.

The concept

Filed with the city in May 2026 and advanced through a first design-review approval in June, the project would rise 33 stories on a 1.1-acre parcel, stepping down to as few as eight floors on its southern edge near the neighboring Emory condominiums. HKS is the architect of record for developer Southwest Value Partners, which Hilton is said to have approached about building under its Signia banner — the group's large-format convention brand, positioned as "approachable luxury" for gateway and meetings markets alongside sibling projects in Atlanta, Orlando, San Jose and, opening later in 2026, Indianapolis. At 817 rooms it would overtake the 800-room Omni Nashville as downtown's largest hotel outright, aimed squarely at growing the city's group and convention capacity rather than at leisure travelers. Worth noting for now: this listing is still absent from Hilton's own public rundown of confirmed Signia signings (which currently names Tainan, Jaipur, Cairo, San Antonio, Hollywood, Indianapolis and Savannah) — as of August 2026 the record is a design-review filing by the developer's architect, not yet a Hilton press release.

Dining & wellness

Plans submitted to the city describe two grand ballrooms of more than 17,000 square feet each plus five additional floors of meeting rooms (levels 2 through 6) — the core of the convention pitch. Level 7 is laid out as the amenity floor: a spa, fitness center, social ballrooms, a pool deck, an event lawn and a pool bar and grill, with guest rooms occupying levels 8 through 33 above. At street level, filings call for roughly 10,800 square feet of retail and restaurant space plus a rooftop venue. No restaurant names, chefs or bar concepts have been announced.
