San Antonio's hotel scene has quietly gone through its biggest wave of new luxury and lifestyle development in a generation, almost entirely concentrated along the River Walk and the adjoining Hemisfair district. Four properties define this cycle: two River Walk towers that opened in 2021 as the city emerged from the pandemic, a 2024 schoolhouse conversion in La Villita, and a 2026 flagship on the former World's Fair grounds. Each one either built new or converted a building that had never been a hotel before — a useful filter in a city where plenty of "new" hotel headlines turn out to be renovations of properties that were already taking guests decades ago.

What to do

A weekend in San Antonio

Start on the River Walk itself — it's the spine of downtown and the location of three of the four hotels tracked here. Walk or take a river taxi from the Pearl District down past the Tobin Center and the Arneson River Theatre to the Alamo and Hemisfair, stopping for tacos and margaritas along the way. Spend an afternoon at the Alamo and the adjoining Hemisfair park, then close the day with a rooftop drink — Kimpton Santo's Tenfold or The Monarch's Aleteo both work — before dinner at one of the chef-driven restaurants inside these newer hotels.

A full week

With more time, push beyond downtown: the Pearl District for its converted-brewery shops, restaurants and Culinary Institute of America campus; Southtown and the King William Historic District for galleries and Victorian mansions; the missions south of downtown (a UNESCO World Heritage Site, including Mission San José); and Alamo Heights for a quieter, more residential pace with its own restaurant scene. A week gives room for a day trip to the Texas Hill Country towns of Fredericksburg or Gruene as well, both under an hour's drive.

Neighborhoods

River Walk / Downtown

The River Walk is where nearly all of San Antonio's hotel investment has landed this cycle. Thompson San Antonio and Canopy by Hilton San Antonio Riverwalk both opened here in 2021, within walking distance of each other and of the Tobin Center and Alamo. This is the highest-density, most walkable base for a first visit, with river taxis, restaurants and nightlife all reachable on foot.

Hemisfair / La Villita

Immediately south of downtown proper, the Hemisfair district — the former grounds of the 1968 World's Fair — has been under long-term redevelopment into a mixed park and civic district, and it's now home to two of the newest hotels tracked here: Kimpton Santo, built around the historic German-English School in La Villita, and The Monarch, the new 17-story tower that opened directly on the reimagined Hemisfair park in 2026. This is the part of downtown to watch — quieter than the core River Walk strip but increasingly the center of new development.

Pearl District

The Pearl, a former brewery complex turned dining and shopping destination anchored by Hotel Emma, has no tracked hotel in this guide — Hotel Emma itself opened in 2015, outside our window, and newer Pearl-area hotel proposals have not yet opened as of this writing. It remains a strong dining and browsing detour from any of the four hotels above, roughly a 10-minute drive or a longer River Walk stroll from downtown.

Southtown / King William Historic District

An arts-and-galleries neighborhood just south of downtown, known for its First Friday art walks and Victorian-era homes. None of the four tracked hotels are located here; it's best treated as a dining and gallery-hopping excursion from a River Walk or Hemisfair base.

Alamo Heights

A leafy, upscale residential enclave north of downtown with its own restaurant row along Broadway. No new hotel openings in our tracked period are located in Alamo Heights — it's a neighborhood to visit for dinner, not a base to book from at present.

Stone Oak

A newer, suburban stretch of far north San Antonio built around shopping centers and golf courses. It has seen extended-stay and select-service hotel growth in recent years, but nothing in the luxury or boutique segment that meets this guide's criteria — none of the four tracked hotels are located here.

Canopy by Hilton San Antonio Riverwalk is the pick: Lake Flato's handling of the salvaged 1860s Alamo Fish Market walls and cistern is the most serious piece of adaptive-reuse architecture among the four hotels, and it's a rare case of genuinely site-specific design inside a national brand.

Food-focused travelers

Thompson San Antonio's Landrace, led by chef Steve McHugh, and Kimpton Santo's Dean's Steak and Seafood are the two strongest standalone dining rooms in this group — both are destination restaurants that draw non-hotel-guests on their own.

First-time visitors wanting a central base

Thompson San Antonio and Canopy by Hilton San Antonio Riverwalk both sit directly on the River Walk within easy walking distance of the Alamo, the Tobin Center and downtown's core sights, making either a straightforward, walkable first-timer's base.
