Aztec Hotel, San Antonio, a Tribute Portfolio Hotel

Marriott's Tribute Portfolio is opening a 77-room hotel inside San Antonio's 1926 Aztec Theatre building, directly on the River Walk. Developer Shreem Capital is converting the Mayan Revival movie palace's upper floors while the ground-floor venue keeps operating, with a rooftop restaurant and a river-level agave lounge targeted to open alongside the rooms in late August 2026.

The place

The hotel occupies upper floors above the Aztec Theatre at 201 E. Commerce Street, directly on the San Antonio River Walk in downtown San Antonio.

The concept

The Aztec Theatre opened in 1926 as a Mayan Revival movie palace designed by Robert B. Kelly and Robert O. Koenig of the Kellwood Company, with theater interiors attributed to the Los Angeles firm Meyer & Holler; it later ran as a triplex cinema before reopening as a live concert venue. Shreem Capital is converting the building's upper floors into a 77-room boutique hotel, co-owned and managed with Panchevre's group and flagged under Marriott's Tribute Portfolio — the building's first use as a hotel in its century of history.

Dining & wellness

Kellwood, a river-level agave and tequila lounge with flights and cocktails, sits alongside the hotel; Zenita, a rooftop restaurant serving Mexican-Asian fusion cuisine under executive chef Jaime Hernandez, is timed to open alongside the hotel on the building's rooftop terrace.
