New hotels in Deer Valley

The four hotels in this guide are not four separate stories. They are all in the same place: Deer Valley East Village, the ground-up ski base that Extell Development Company is building on the Jordanelle side of the mountain, alongside a terrain expansion that will take Deer Valley to roughly 5,726 acres served by 37 lifts. It is billed as the first major public alpine ski village developed from scratch in North America in more than forty years, and Extell secured a $600 million construction loan for it in July 2025.

Two of the four are open. Grand Hyatt Deer Valley opened first, on 20 November 2024, with 436 keys, and for two seasons it effectively was East Village. Canopy Deer Valley followed in September 2026 with 180 rooms, the first ski hotel anywhere for Hilton's Canopy brand. Two more are committed for 2028: Waldorf Astoria Deer Valley Resort and Residences, announced in January 2026 with 132 rooms and 105 branded residences, and Four Seasons Resort and Residences Deer Valley, announced in December 2024 with 134 rooms and 123 residences. If both land on schedule, Deer Valley will open its 2028 season with a Waldorf Astoria and a Four Seasons within sight of each other in a village that did not exist five years earlier.

One thing worth being clear about: all four carry Park City postal addresses, but East Village is not in Park City. It sits well east of the historic town, reached from the Jordanelle reservoir side rather than through Main Street.

Winter

Deer Valley was built as a ski-only resort in 1981 and remains one of just three in the country, alongside Alta and Vermont's Mad River Glen, that don't allow snowboarding. Its reputation rests on groomed, uncrowded runs and a service-heavy culture: ski valets, limited daily lift-ticket sales and slopeside dining are all part of the pitch. Alterra Mountain Company has owned the resort since 2017. It hosted slalom, moguls and aerials at the 2002 Salt Lake City Winter Olympics. The East Village expansion opened with more than 300 skiable acres, twenty new runs and three chairlifts in a single season, including the 4.8-mile Green Monster.

Summer

The lifts keep running for lift-served mountain biking and hiking once the snow clears, and Silver Lake Village hosts Fire & Flavor, a weekend live-fire cooking series with visiting chefs and local breweries through the summer. Park City's Main Street (restaurants, galleries and the Sundance Film Festival's historic home) is a short drive or shuttle ride from the older base areas, though noticeably further from East Village.

East Village

The newest base area, opened in phases from the 2024-25 season, and where every hotel in this guide sits. It is a construction site turning into a village in real time: gondola, hotels and terrain arriving together rather than accreting over decades. The Jordanelle Express Gondola is the anchor, and both open hotels are within walking distance of it.

Snow Park

Deer Valley's original base area, closest to Park City itself, with the resort's main day lodge and the easiest access for anyone staying in town.

Silver Lake Village (Upper Deer Valley)

A mid-mountain base village reachable by gondola or ski run, with a more European, ski-in/ski-out feel: restaurants, hot tubs and gentler terrain suited to families.

Empire Pass

The resort's upper-mountain enclave of large private residences and lodges, with access to some of Deer Valley's quieter, more secluded runs.

Skiing on a budget, in a village that has none

Canopy Deer Valley is the entry point, with rates starting around $200 a night: an order of magnitude below what the 2028 arrivals will charge, and the only thing standing between East Village and having no price floor at all. It sits at 2288 West Deer Hollow Road, steps from the Jordanelle Express Gondola, with 180 rooms designed by DLR Group and BraytonHughes and four food outlets: the Tavolona trattoria, the Fornetto lounge, the Mountain Provisions café and the rooftop Alpine Attic.

Groups, families and events

Grand Hyatt Deer Valley is by far the largest at 436 keys, 381 rooms plus 55 residences, with nearly 30,000 square feet of event space including a 10,000-square-foot ballroom, a Camp Hyatt kids' club, a heated outdoor pool with three oversized hot tubs and four restaurants and bars. It is a convention-capable mountain resort rather than a boutique lodge, and the scale is the point.

The top of the market, from 2028

Waldorf Astoria Deer Valley Resort and Residences is planned around a 15,000-square-foot spa, a Peacock Alley lounge and a residents' pool deck overlooking the Green Monster. Four Seasons Resort and Residences Deer Valley is targeting the same year with four dining venues and a ski-in/ski-out lounge. Both are as much residential projects as hotels, 105 and 123 branded residences respectively, which is the reason either brand is on this mountain at all.
