Hilton and Extell announced in January 2026 a Waldorf Astoria for Deer Valley East Village, due in 2028 with 132 hotel rooms and 105 branded residences. The ski-in, ski-out resort is planned around a 15,000-square-foot spa, a Peacock Alley lounge and a residents' pool deck overlooking the 4.8-mile Green Monster run.

The place
The resort is planned for Deer Valley East Village, ski-in and ski-out on the Jordanelle side of Deer Valley Resort, with a residents' pool deck laid out to look down the Green Monster, the 4.8-mile run that anchors the new terrain. The address is Park City, Utah, though the district sits east of the historic town.
The concept
Hilton and Extell Development Company announced the project in January 2026 for a 2028 debut, making Waldorf Astoria the fourth branded hotel committed to Deer Valley East Village alongside the Grand Hyatt, Canopy Deer Valley and a Four Seasons also targeted for 2028. It is Hilton's second commitment to the district after Canopy, and takes the top of its ladder. The programme leans heavily on real estate. Against 132 hotel rooms sit 105 branded residences — 56 hotel residences and 49 private ones, from one to six bedrooms and 1,099 to 5,155 square feet — which is the same arithmetic Four Seasons is running two hundred metres away, and the reason both brands are in Utah at all. The district is being marketed as the first major public alpine ski resort developed in North America in more than forty years; Extell secured a $600 million construction loan for the wider East Village build in July 2025.
Dining & wellness
Several venues are planned, including a Peacock Alley, the lounge concept the brand carries from the original New York Waldorf. Wellness is built around a 15,000-square-foot spa with fitness facilities, indoor and outdoor pools and a hot tub, plus a ski concierge and a golf simulator. On the meetings side, 11,300 square feet of function space is planned, including a 5,200-square-foot ballroom and a demonstration kitchen. No chef, spa partner or designer has been named.
