New hotels in Dubai

We track 24 new hotels in Dubai, opened or confirmed between December 2017 and 2029, spread across twelve pockets of the city: the man-made islands of Palm Jumeirah, Bluewaters and Jumeirah Bay, the towers of Downtown Dubai and Business Bay, the original Jumeirah Beach coastline, and newer waterfront projects still under construction at Port de La Mer and The Island by Wasl. No city on this site has opened hotels at Dubai's pace: nearly every major international luxury and lifestyle brand not already established here by 2016 has since arrived, often with a market-first format built specifically for the city. First-time visitors chasing beach resorts do best on Palm Jumeirah or Jumeirah Beach; skyline-focused stays point to Downtown Dubai or Business Bay; wellness-first travelers should look at One Za'abeel. The most recent addition is Ciel Dubai Marina, which opened in Dubai Marina on 17 November 2025 as the world's tallest hotel.

A weekend in Dubai

Two days cover Dubai's headline sights well. Start at Downtown Dubai for the Burj Khalifa's observation deck and the Dubai Fountain show, then walk through Dubai Mall before an evening at Bluewaters Island for the Ain Dubai observation wheel and a beachfront dinner. On day two, head to Palm Jumeirah for a beach club or resort day pass, then close the trip on Jumeirah Beach for a view of Burj Al Arab from the sand: most of the hotels described below sit within a short drive of one another along this coastline.

A full week

A longer stay lets you range further. Spend a morning at the Dubai Frame and Old Dubai's Al Fahidi Historical Neighbourhood and abra crossing on Dubai Creek, then an afternoon at the Dubai Mall aquarium or the Museum of the Future, designed by Shaun Killa, the architect behind Jumeirah Marsa Al Arab. With a car, a desert safari or a day trip to Abu Dhabi are both under 90 minutes away, and expect summer heat (June through September regularly passes 40°C) to push most outdoor sightseeing to the early morning or evening.

Palm Jumeirah

Dubai's man-made, palm-shaped archipelago accounts for a disproportionate share of this list. W Dubai - The Palm opened in February 2019 on the West Crescent, the brand's first "W Escape" resort format in the Middle East, built new on the crescent's beachfront rather than converting an existing property. Atlantis The Royal followed in February 2023 at the trunk of the Palm, next to the original Atlantis, The Palm: Kerzner International's second Palm Jumeirah flagship, a 43-storey cantilevered tower designed by Kohn Pedersen Fox Associates with 795 rooms and suites, 44 of them with private infinity pools. Six Senses The Palm, Dubai, confirmed for 1 September 2026, will bring the wellness-focused brand's UAE debut to the West Crescent, a 61-suite resort designed by SAOTA around a roughly 60,000-square-foot wellness facility.

Jumeirah Bay Island

Bulgari Resort Dubai occupies the whole of Jumeirah Bay Island, a man-made, seahorse-shaped island connected to the mainland by a short bridge. Opened on 7 December 2017, it was the Roman jeweller's fifth hotel worldwide and its first freestanding island resort: a deliberately low-rise property of just 101 rooms and suites plus 20 private villas, with its own private beach, marina and yacht club, the first Bulgari Marina and Yacht Club anywhere.

Bluewaters Island

A few kilometres north of Palm Jumeirah, Bluewaters Island has become Ennismore's own micro-district. Banyan Tree Dubai opened in December 2023 on a 500-metre stretch of private beach, the brand's first Dubai property, taking over the site of the former Caesars Palace Bluewaters Dubai under a partnership between Ennismore, Banyan Tree Group and Dubai Holding announced just months earlier. Delano Dubai followed in October 2024 on its own beachfront plot nearby: the storied Miami brand's first Middle East hotel, reviving Rose Bar and Blue Door for a Dubai audience.

Downtown Dubai & the Burj Khalifa District

Downtown Dubai's towers fold hotels into much larger mixed-use developments. SLS Dubai Hotel & Residences opened in April 2021 inside a 75-storey tower in the Burj Khalifa District, combining 254 hotel rooms with hundreds of hotel apartments and branded residences within view of the Burj Khalifa and Dubai Fountain. Baccarat Hotel & Residences Dubai, announced in February 2023 and confirmed for 2026, will bring the French crystal house's hotel brand to the UAE for the first time: twin tapering towers designed by Studio Libeskind, facing the Burj Khalifa directly, developed by Shamal Holding and operated by SH Hotels & Resorts.

Business Bay

Business Bay's Marasi Bay Marina, the only marina in downtown Dubai, carries two tracked hotels. The Lana, Dorchester Collection opened in February 2024, Dorchester Collection's first Middle East property, a 30-floor tower designed by Foster + Partners with interiors by Gilles & Boissier and the UAE's first Dior Spa. Kimpton Dubai, announced in April 2025 and targeted for the first quarter of 2026, will be IHG's first Kimpton-branded hotel in the UAE, positioned along the Business Bay Canal as a social hub for the district rather than a conventional business tower.

Jumeirah Beach

The original coastline that made Dubai's hotel reputation carries four of the 24 hotels we track. Mandarin Oriental Jumeira, Dubai opened in the first quarter of 2019, the group's first Middle East hotel, a short distance from Burj Al Arab and the JBR strip. Jumeirah Marsa Al Arab, designed by Shaun Killa in a superyacht silhouette, opened on 14 March 2025 between the existing Jumeirah Beach Hotel and Burj Al Arab, completing what Jumeirah Group calls an oceanic-inspired trilogy on the same stretch of coast. Two more remain unconfirmed: Aman Dubai, announced in March 2024 and targeted for 2027, will be the ultra-luxury group's first UAE property, an all-suite resort designed by Kerry Hill Architects next to the existing Four Seasons Resort Dubai at Jumeirah Beach; and Rosewood Dubai, targeted for 2029, will bring a 195-room hotel and eight private garden villas to Peninsula Dubai, a new waterfront district spanning roughly 9.95 hectares.

Jumeirah Beach Residence (JBR)

JBR's beachfront Walk and Beach retail strips carry two tracked openings. Address Beach Resort opened on 18 December 2020 on the last available beachfront plot on JBR Walk, twin 77-storey towers whose 77th-floor infinity pool Guinness World Records certified in November 2021 as the world's highest, at 294 metres above sea level. FIVE LUXE JBR followed on 31 March 2024, on a beachfront plot previously occupied by the Corinthia Meydan hotel: the most premium of FIVE Hotels and Resorts' three Dubai properties.

Dubai Marina

Dubai Marina's skyline gained its newest record-holder on 17 November 2025, when Ciel Dubai Marina, Vignette Collection opened as an 82-floor, 377-metre tower: overtaking Dubai's own previous record-holder, the 356-metre Gevora Hotel, to become the world's tallest purpose-built hotel. Its 1,004 rooms and suites, developed by The First Group under IHG's Vignette Collection, sit beneath the level-76 Tattu Sky Pool, marketed as the world's highest infinity pool.

One Za'abeel

The twin towers of the One Za'abeel development, connected by The Link (a 100-metre-high cantilevered boulevard billed as the world's longest) carry two tracked hotels a short distance from the Dubai World Trade Centre. One&Only One Za'abeel opened on 10 February 2024, Kerzner International's first city-centric resort under the One&Only brand, historically built around remote beach and island properties. SIRO One Za'abeel opened alongside it, on 1 February 2024, the launch property of Siro, Kerzner's new brand built around fitness, recovery and sleep science, with a two-floor, 1,000-square-metre Fitness and Recovery Lab.

Port de La Mer

On reclaimed beachfront land within Meraas' Port de La Mer master plan in Jumeirah, Gran Meliá Dubai Jumeirah is confirmed for 2026-2027: Meliá's first UAE beachfront hotel, developer ASB Investment's roughly AED 1 billion bet on the artificial peninsula, pairing five-star accommodation with one of the UAE's longest infinity pools.

Dubai Harbour

The Dubai Beach EDITION is planned for 2029 on the Dubai Harbour waterfront, about ten minutes from Palm Jumeirah and Dubai Marina. It has 185 rooms and suites beside 165 branded residences in four pavilions by RSHP, and will be the brand's first beachfront resort in the UAE.

The Island by Wasl

Off the coast of Umm Suqeim, close to Burj Al Arab, The Island by Wasl is a $2.5 billion beachfront megaproject first announced in 2017 that will bring three MGM Resorts brands to Dubai at once. Bellagio Dubai, Aria Dubai and MGM Grand Dubai will share roughly 1,400 hotel rooms across three towers, confirmed by MGM Resorts CEO Bill Hornbuckle in 2026 as on schedule for a third-quarter 2028 opening, after the project's timeline shifted from an earlier target.
