New hotels in Dubai

No city on this site has opened hotels at Dubai's pace. Between Bulgari Resort Dubai's debut on its own private island in December 2017 and Ciel Dubai Marina's record-breaking arrival in November 2025, at least fourteen editorially notable hotels have opened or broken ground here, spanning Palm Jumeirah, Bluewaters Island, Downtown Dubai, Dubai Marina and the original Jumeirah Beach coastline. The pattern is consistent: nearly every major international luxury and lifestyle brand not already established in Dubai by 2016 has since arrived, often with a market-first format built specifically for the city — Kerzner's first urban One&Only (One&Only One Za'abeel), SLS and Delano's first Middle East hotels, and, imminently, Baccarat's and Six Senses' first UAE properties.

Palm Jumeirah and Bluewaters: the resort belt

Palm Jumeirah alone accounts for a disproportionate share of this list — W Dubai - The Palm (2019), Atlantis The Royal (2023) and the upcoming Six Senses The Palm, Dubai (2026) all sit on the man-made archipelago, each targeting a different tier of the market from lifestyle to maximalist ultra-luxury to wellness-first. Bluewaters Island, a few kilometres north, has become Ennismore's own micro-district: Banyan Tree Dubai opened there in December 2023 on the site of the former Caesars Palace Bluewaters Dubai, followed within a year by Delano Dubai in October 2024 — two lifestyle brands from the same operator on one small island.

Downtown Dubai and Dubai Marina: towers with hotels inside them

SLS Dubai Hotel & Residences (2021) and the planned Baccarat Hotel & Residences Dubai (2026) both fold a comparatively small hotel component into much larger mixed-use towers in the Burj Khalifa District and Downtown Dubai respectively — a now-standard Dubai format that funds construction through residential and serviced-apartment sales alongside room revenue. Ciel Dubai Marina, which opened in November 2025 at 377 metres, took the format to its logical extreme: 1,004 rooms in the tallest purpose-built hotel on earth, overtaking Dubai's own previous record-holder, the Gevora Hotel.

Jumeirah Beach and the original coastline

Mandarin Oriental Jumeira, Dubai (2019), Address Beach Resort (2020) and Jumeirah Marsa Al Arab (2025) all sit on or near the original Jumeirah Beach strip that made Dubai's hotel reputation in the first place, alongside Burj Al Arab and Jumeirah Beach Hotel. Jumeirah Marsa Al Arab, designed by Shaun Killa in a superyacht silhouette, is explicitly positioned by its operator as completing a three-hotel 'trilogy' on that stretch of coast.

Urban and city-centre debuts

One&Only One Za'abeel, which opened in February 2024, marked a genuine format shift for Kerzner International: its first city-centric resort, built into the twin-tower One Za'abeel development and connected by The Link, a 100-metre-high cantilever billed as the world's longest, with a three-Michelin-star Anne-Sophie Pic restaurant inside it. Bulgari Resort Dubai (2017) sits at the other extreme — the brand's only Dubai property occupies an entire private island rather than a shared tower.
