The place
The hotel is planned at Dubai Harbour, a waterfront masterplan that Marriott's residences material places about ten minutes from Palm Jumeirah and from Dubai Marina. The site has its own stretch of beach, and the developers say the rooms look out over the Arabian Gulf.
The concept
Shamal Holding and Marriott International signed the agreement in October 2025, and the development was formally launched in November. It pairs a 185-room hotel with The Residences at The Dubai Beach EDITION: 165 apartments of two to four bedrooms, from 1,450 to 3,770 square feet, spread over four low-rise pavilions with direct beach access. H&H Development is the developer and Shamal Holding the owner.
The architecture is by RSHP, the practice formerly known as Rogers Stirk Harbour + Partners, with interiors by Rockwell Group and landscape by Square M Design, all credited in the residences' launch material. The published descriptions of the interiors, matte plaster walls, linen drapery and bronze accents, refer to the apartments, and the hotel's own design has not been detailed separately. Resident-only areas will be kept apart from the hotel's guest areas.
It is the first EDITION resort on a beach in the UAE and the first EDITION branded residences in the Middle East.
Dining & wellness
The developers promise a private beach and beach club, landscaped gardens, several pools, a padel court, a juice bar, a ballroom for events and a nightclub, though the launch material presents these as amenities of the scheme, and it does not say which are for hotel guests, which for residents and which for both. A wellness club with treatment rooms and a gym is also planned.
No restaurant names or chefs have been announced. Marriott speaks only of a collection of dining concepts in the brand's style.
