MOB Hotel Washington DC

Paris's MOB Hotel, Cyril Aouizerate's design-led, community-minded brand, is planning its first North American property in DC's Union Market, fitted out by Philippe Starck and paired with 110 apartments on the same site. It would be a genuine addition to the city's hotel landscape if it opens on schedule, but the target date has already moved more than once since the land was bought in 2017.

The place

400 Florida Avenue NE, in Union Market, the wholesale-food district turned dining and residential neighborhood a short walk from NoMa and Capitol Hill. MOB bought the site from Edens in 2017; the surrounding blocks have since filled in with apartment towers, a food hall and gallery space, part of one of DC's most active development pipelines this decade.

The concept

MOB Hotel is a Paris-founded brand built by Cyril Aouizerate around a self-described 'concrete utopia' ethos, hotels conceived as neighborhood social infrastructure as much as places to sleep, with communal programming (art talks, concerts, screenings) built into the lobby rather than bolted on. Washington would be its first outpost outside France, after Paris and Lyon, and its first anywhere in North America, with interiors by Philippe Starck. The DC project pairs a 144-room hotel with 110 apartments on the same site, plus ground-floor retail, a mixed-use structure closer to MOB's original French model than a conventional standalone hotel. The timeline has been as much a story as the design. MOB announced the Union Market site in 2017 and originally targeted a 2020 opening; that date has slipped repeatedly through multiple rounds of DC development-pipeline reporting since, with the most recent trade coverage citing 2027 as the current target. Given that history, the date should be read as the latest projection rather than a firm commitment.

Dining & wellness

Plans described by the brand include an organic restaurant with a show kitchen, a library and seminar rooms for daytime use, a program of live music, and a rooftop bar with U.S. Capitol views, consistent with MOB's Paris and Lyon properties. None of the DC food and beverage concepts have been named or given a chef as of this writing.
