Canal House of Georgetown

Canal House of Georgetown, a Tribute Portfolio Hotel, opened in March 2025 steps from the Chesapeake & Ohio Canal in Washington, D.C. The 107-key boutique property is an adaptive-reuse project, folding a converted office building together with two historic Georgetown townhomes, and was recognized by Marriott as the brand's millionth room opened in the United States.

The place

The hotel sits at 1023 31st Street NW, in the heart of Georgetown, immediately alongside the Chesapeake & Ohio Canal, a working waterway dating to 1828 that still defines the neighborhood's scale and pace. The address places guests within walking distance of the Georgetown Waterfront, M Street's shopping and dining corridor, and the university, in a historic district where new construction is rare and heavily constrained. Rather than building new, the project worked within that constraint, occupying an existing office building and two adjoining rowhomes rather than displacing them — a route to a full-service hotel in a neighborhood that otherwise offers few sites for one.

The concept

Canal House flies Marriott's Tribute Portfolio flag, the group's banner for independent-minded boutique hotels built around a distinct sense of place rather than a standardized brand template. The building itself is the concept: architect FILLAT+ Architecture led the conversion of a seven-story office structure — six levels of concrete topped by one of metal framing — into a hotel, while two wood-framed townhomes next door were restored to house a library lounge and specialty suites. A concrete wraparound addition creates a private ground-floor courtyard linking the old and new portions of the property. The result is a LEED Silver-certified building that won the 2025 NAIOP DC|MD Award of Excellence for Hospitality Project, evidence that the adaptive-reuse execution, not just the concept, held up to scrutiny. The hotel counts 107 rooms and suites in total: 92 standard guest rooms, 10 specialty suites, 3 king terrace rooms and 2 townhouse suites, with room sizes ranging from roughly 326 to 846 square feet. Interiors lean into "vibrant décor" and high-end detailing — nine-foot ceilings, custom bathroom vanities and statement lighting — set against roughly 6,000 square feet of common space built to feel residential rather than corporate, a deliberate counterpoint to the building's former life as an office block. The positioning targets travelers who want a full-service, design-conscious stay in a neighborhood historically dominated by smaller inns and chain hotels without much boutique presence.

Dining & wellness

The hotel's restaurant, C&O Restaurant & Lounge, opened in May 2025 with a menu built around regional American dishes reinterpreted from historic local recipes, including Chesapeake crab cakes, pan-seared rockfish and short rib ravioli. The bar program centers on craft cocktails such as a Lockhouse Old Fashioned served with optional smoking, alongside a Potomac Mule and zero-proof options, plus beer, cider and wine. The lobby bar is open to non-guests as well as hotel guests, and the property also includes a fitness center and a private courtyard, though it does not have a spa or pool.
