Method Co.'s first Washington apartment-hotel, 35 units on two floors of a converted former Justice Department tower.

ROOST White House opened in September 2025 at 1425 New York Avenue NW. It occupies the second and third floors of Accolade, a 13-story building that Foulger Pratt converted from the former Department of Justice offices. The 35 units are studios, one-bedrooms and two-bedrooms, each with a full kitchen and in-unit laundry.

The place
The address is in Washington's Central Business District, a short walk from the White House, the Treasury Department, the IMF, the World Bank and the Federal Reserve. The National Mall and the Smithsonian museums are also close, which is what the hotel's own announcement stresses.
The neighborhood is office-heavy and quieter in the evening and on weekends than Dupont Circle or Penn Quarter, a point to weigh for a long stay.
The concept
Foulger Pratt bought the building from Monument Realty in the fourth quarter of 2021. The 287,000-square-foot former office block is being converted into 243 residential units, and the developer describes the result as the residential property closest to the White House. ROOST sits in the lower floors, so the earlier description of the hotel as new construction was wrong: this is a conversion of an existing tower.
Method Co. launched ROOST in Philadelphia in 2014 and this is the brand's eighth property in the United States, and its first in the capital. Others are in Philadelphia, Cleveland, Tampa, Detroit and Baltimore, with Austin planned. Stays are designed to run from a few days to several weeks.
Method Studios, the company's in-house design firm, furnished the units with custom pieces, upholstered beds in bouclé and velvet blends, vintage Oushak rugs and hand-glazed ceramic lamps by Stone & Sawyer. Other furniture comes from Four Hands, Audo Copenhagen, Gubi and Room & Board.
Dining & wellness
There is no restaurant. Every unit has a full-size kitchen. On the roof, a wet bar with a catering kitchen supports events, alongside a reflection pool, lounges, fire pits, coworking space and a dog run. A courtyard in the style of an atrium rises 13 stories through the building.

September 16, 2025: Method Co. announced the opening of ROOST White House at 1425 New York Avenue NW, its first Washington property and eighth in the United States. The 35 apartment-hotel units, in studio, one-bedroom and two-bedroom layouts, occupy the second and third floors of Accolade, a Foulger Pratt development. Units have full kitchens and in-unit laundry, with interiors by Method Studios. Amenities include a rooftop with a reflection pool, fire pits, coworking space and a dog run, a fitness center with a yoga studio, a 24/7 concierge and complimentary bike share.
