Tempo by Hilton opened its Washington DC Downtown property in April 2026, a 278-room conversion of a 12-story former office building at 1776 K Street NW in the Golden Triangle. Developed by OTO Development, the hotel repurposes a 1967 mid-century office tower into Hilton's wellness-focused lifestyle brand, pairing a Bluestone Lane coffee shop with the Public Interest brasserie at lobby level. It is one of the more visible examples of Washington's push to convert underused downtown office stock into hotel rooms.

The place

The hotel occupies 1776 K Street NW, in the Golden Triangle business district a block from the Farragut West Metro station and roughly half a mile from the White House, Dupont Circle and the International Monetary Fund. The address sits inside DC's densest concentration of law firms, lobbying offices and government-adjacent business — a K Street corridor built for weekday commerce rather than tourism. That positioning suits Tempo's pitch to business travelers and conference-goers, while also placing guests within a mile of the National Mall, the Smithsonian museums, Georgetown and the Kennedy Center for leisure stays. Downtown DC has a growing supply of office-to-hotel conversions, and this project sits near the center of that trend.

The concept

The building started life in 1967 as a marble-clad, precast-concrete office tower — a fairly typical example of the K Street corridor's postwar office stock. OTO Development bought the property and hired Washington-based architecture firm WDG to reimagine the facade as a modern grid while retaining the original structure, then added roughly 72,000 square feet of new construction to the existing 198,000-square-foot building, bringing the total to about 270,000 square feet across 12 stories. DAVIS Construction, which built the project, has described the dense downtown site as requiring extra planning and sequencing compared with a ground-up build. The result is 278 keys, a scale and layout dictated in large part by the constraints of adapting an existing office floorplate rather than starting from a blank site. Tempo by Hilton is Hilton's wellness-oriented lifestyle brand, aimed at travelers who want fitness and recovery built into a stay rather than treated as an afterthought — guest rooms are pitched around smart layouts, calming design and functional technology rather than the maximalist styling common to other lifestyle brands. The Washington DC Downtown property carries that positioning into a market defined by weekday business travel: a 3,600-square-foot conference center and other meeting space target the government-and-association crowd that fills K Street on weekdays, while the rooftop event space and lobby dining aim to give the hotel a pulse outside office hours too.

Dining & wellness

Dining is concentrated at lobby level with two operators rather than a single flagship restaurant. Bluestone Lane, the Australian-inspired coffee brand, runs a cafe serving espresso drinks, breakfast items and grab-and-go food through the morning. Public Interest is a Northeast-style brasserie blending traditional brasserie dishes with locally sourced seafood, cheese and meats, cocktails and local craft beer, with both indoor seating and a patio. The hotel also has a fitness center and roughly 3,500 square feet of rooftop event space with views over downtown Washington, plus The District, a 2,000-square-foot event venue that can hold up to 200 guests for a reception.
